All required information must be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. This site plan consists of two 2-story additions to the existing building. Each addition will contain 1,760 square feet, bringing the total building square footage on this site to 7,818. The parking facility will be modified to accommodate these building additions; 34 parking spaces will be available. Attached are two copies of the approved plan. This will enable you to provide your contractor with an approved copy, and maintain a copy for your records. Please have the contractor contact this office to schedule an on -site inspection once all improvements are complete. Please contact me if I may answer any questions regarding this letter. The plan appears to address the necessary elements for inclusion on a minor site plan. There are a few additional items that should be considered. Please provide 1) A date and signature with your professional seal. 2) Correct Property Identification Numbers (PIN) for the subject property and the surrounding properties. 3) The correct FAR of 1.0. 4) The height of the proposed additions. Please revise your site plan to address the above comments and those on the enclosed red -inked plan. Based on the scale of the proposal, no other review agency comments will be required. I would like to point out that the existing structure is actually located on two separate lots. The Zoning Ordinance does not permit a building to cross property boundaries. Therefore, this site would be in violation of the Zoning Ordinance.
