t A SITE PLAN CHECKLIST The checklist below indicates all the information that needs to be submitted as part of the site plan application. All required information must be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. Specifically, this site plan allows for the construction of a 10,400-square-foot metal building that will serve as an assembly hall. The site plan also allows for the construction of an additional 1,000-square-foot bay for a total of five bays. A Stormwater management pond has been shown on the proposed site plan. The pond design appears to adequately address the on -site stormwater management requirements. However, it will be necessary for the pond to have sediment trapping capability during construction. Therefore, include a sediment trap as part of the erosion and sediment control plan. Also, place a note on the plan indicating that the pond shall be constructed during the first phase of the site development. 2. The pond and a portion of the parking lot are located within the area of the future expansion of the citizens' convenience area. As a part of the proffer statement for the Chaney Road subdivision rezoning, the developers have agreed to lease a large portion of the property from the fire hall to expand the convenience area to accommodate increased trash flow. Therefore, place a note on the plan indicating, that if the citizens' convenience area is expanded in the future, the fire hall agrees to and will relocate the pond as well as a portion of the parking lot at their expense. 3. The following comments should be addressed and included in a revision of this site plan. Please provide the zoning for PIN 55D-A-34. 2. Please delineate the drainage field associated with the proposed septic tank. 3. Please show the location of the five (5) foot parking setback and state this information in the project information summary. 4. Please note that the total number of required parking spaces is 134, not 135 as indicated by the site plan. Please adjust the parking calculation to reflect this change. 5. Please clarify the location of the prime and double seal pavement on the site plan. Specifically, please label the edge of the pavement. 6. Proposed outdoor lights appear on the revised site plan. However, the project information summary states that no outdoor lighting is proposed. Please correct this information in the project information summary and provide specifications for all proposed outdoor lighting. 7. If no outdoor trash receptacle is proposed, please provide a note to this effect in the project information summary. 8. Please consider relocating the two handicap parking spaces which are currently placed in the center aisle of the parking area, directly in front of the entrance. Please consider the placement of concrete wheel stops to delineate parking spaces. Concrete wheel stops are appropriate for the perimeter of the parking area to maintain the 5' parking setback. In addition, concrete wheel stops are recommended for the parking spaces around the new addition in order to ensure the safety of pedestrians using the sidewalk. 10. Given the large parking area, please consider planting shade trees. Landscaping will mitigate the impacts of reflected heat produced by the paved parking area. After you have revised the site plan, please resubmit one copy so that I may verify the information contained on the plan. I will then need all approved review agency comment sheets and five copies of the final site plan for approval. As discussed previously, in conjunction with the proffer statements in the rezoning applications for a proposed future subdivision along Senseny Road, the existing convenience area may be expanded in the future to accommodate future waste disposal needs. 2. The plan indicates that an adequate channel exists downstream of the site, therefore, you have recommended that a stormwater management pond not be constructed. However, it has been determined that there will be an increase in stormwater run-off. Therefore, it will be necessary to obtain downstream drainage easements to convey the stormwater across the downstream properties until it reaches the stormwater management pond on the Briarwood Subdivision site. Submit copies of the drainage easement agreements to this office prior to obtaining a land disturbance permit.
