The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval cf any site plan.
The Department of Planning and Development will review the application to ensure that it is complete.
If any portion is not included or complete, the site plan application will not be accepted and returned
to the applicant(s).

Property at 481,483,485, and 503 Fort Collier Road (Site Plan # 27-99).
I plan to replace in the fall of this year the two trees on the concrete island in the parking
lot and a section of shrubs in the front of the building that have died.

Dear John:
The Frederick County Department of Planning and Development administratively approved the above -
referenced site plan on July 21, 1999. This site plan, for the development of two warehouse buildings with
accessory office space, meets all County requirements for development within the B3 (Industrial Transition)
Zoning District. Specifically, the two buildings will consist of gross floor areas of 10,000 and 14,400 square
feet, respectively. The buildings will be served by two parking areas containing a total of forty-three (43)
parking spaces, of which two (2) will be designed for handicapped use. Furthermore, the site plan includes the
provision of both perimeter and interior parking lot landscaping consisting principally of shade trees. A
permanent landscaped easement has also been provided along the length of the front property line in accordance
with the zoning district buffer requirement applicable to this site.
I have provided you with several copies of the approved site plan. Please forward these approved plans to the
owner and advise the owner to keep an approved copy for their files. Furthermore, the owner should ensure
that an approved copy is maintained on the construction site throughout the development process. Once site
development has been completed, the owner should contact this office to schedule an on -site inspection.

Along with this letter you will find one copy of the Site Plan for this project with revisions in
addressing your continents dated July 19, 1999 The comments have been addressed as follows:
1. The zoning has been changed to B3.
2. The "8" in the boundary bearing has been removed.
3. The BRLs have been labeled on Sheet 4. Sheet 1 contains specific setback distances.
Q The sidewalk will not be extended as suggested.
5. No signs are currently designed for the site. A note regarding sign installation has been
added to Sheet 1. ✓
6. No outdoor lighting fixtures have been designed for this site. Construction Note #12
addresses off -site illumination in the event that site lighting is installed.
7. No outdoor storage is designed for this site. A note has been added to Sheet 1.✓
8. A wood screen detail has been added to Sheet 5.
9. The building height is shown on the notes on Sheet 1 and on Sheet 4.

We have received your revised site plan dated June 21, 1999 for the referenced project.
It appears all of our earlier review comments have been satisfactorily addressed.
Please advise the owner of our approval. Also please provide seven (7) sets of
approved construction plans with signed seal on all sheets for VDOT
distribution.
Please delete the old CG-12 detail on Sheet 6 of 6.
The appropriate land use permit may now be applied for to cover work within the
Route 1322 right-of-way. The permit is issued by this office and will require a minimum
processing fee, surety bond coverage, and the salary & expenses of a State assigned
Inspector. A copy of any/all plats of dedication for drainage easements or additional
right-of-way required for implementation of this proposed project should be provided to
VDOT prior to issuance of any land use permits. Dedication should be made to the
Commonwealth of Virginia.
Once satisfactory application has been made, a permit will normally take approximately
thirty days to process and issue. Should you have any questions, do not hesitate to
call.

Dear John:
I have had the opportunity to review the above referenced site plan submitted to our department on
June 10, 1999. The following comments are offered and should be addressed during the revision of this
site plan. I have also marked the enclosed plan for your use.
1) On the 1 "=100' scale rendition of the plan, please state the correct zoning designation
applicable to the subject property.
2) Please correct the survey coordinate provided on the site plan for the northernmost section of
the northeast property boundary. Specifically, at its beginning, the correct coordinate should
not include an "8" following the "N".
3) Please label the setback lines shown on the site layout plan. Furthermore, the setbacks
provided should be specifically stated in the site data section of the General Notes.
4) Please extend the sidewalk provided for the 14,400 square -foot building so that it continues
to the end of the row of nine parking spaces located immediately adjacent to the structure.
5) Please identify the location, height, and dimensions of all signs proposed for the site. If none
are currently contemplated, a general note should be added to the site plan stating that any sign
installed on the property will be required to comply with all applicable Zoning Ordinance
standards.
6) Please delineate the location, height, and specifications of all outdoor lighting fixtures.
7) Please identify the location and nature of all outdoor storage areas proposed for the site. If no
such area is proposed, please include a statement to that effect on the site plan.

8) Please provide a detail of the proposed wood screen intended to enclose the outdoor trash
receptacle shown on the site layout plan.
9) Please specify the height provided for each of the proposed buildings in the site data section
of the General Notes. The height of each building should also be stated on the site layout plan.
10) Please include a statement on the site plan confirming the underground placement of all utilities
on the subject property.
11) Please delineate the location and dimensions of the five (5) loading spaces referenced in the
parking calculations section of the General Notes. Furthermore, the limits of CG-2 curbing
proposed for each parking area should be clearly indicated on the site layout plan. Specifically,
in the absence of a legend identifying the symbol for CG-2, it would be appropriate to label
each section of proposed curbing with the CG-2 designation.
12) In the Plant List, please state the height at time of planting for all plant types proposed for the
facility. As you are aware, each plant type proposed for the required landscape screen must
be at least four (4) feet in height at time of planting. Furthermore, the size heading of the Plant
List should be modified to state "at time of planting." As per the parking lot landscaping
calculation, a total of twenty-two (22) shade trees are required to be provided on the subject
property (18 perimeter, 4 interior). However, both the Plant List and site layout plan provide
for only eighteen (18) shade trees. Please include the four (4) additional shade tree plantings
on the site layout plan to ensure conformance with the parking lot landscaping requirements
of the Zoning Ordinance.
Please ensure that the quantities stated in the Plant List correspond accurately with the
plantings shown on the site layout plan. Specifically, it appears that fifty (50) winged
Euonymus plantings and forty-three (43) American holly plantings have been provided on the
plan rather that the respective quantities of thirty-six (36) and fifty-six (56) stated in the Plant
List. Furthermore, please ensure that the genus name provided for both proposed holly
plantings is spelled correctly (Ilex).
13) Please provide a cross-section or profile of the zoning district buffer applicable to this site.
Such a profile should be general in nature. Specifically, the configuration of the buffer must
be provided, which should include the distance of the overall buffer as well as its active and
inactive components. The limits of the required landscaped easement must be delineated on
the site layout plan and labeled accordingly. As noted via previous discussion regarding this
matter, the location of the landscaped easement will impact the proposed parking area adjacent
to the 10,000 square -foot building. Please ensure that all necessary modifications are made to
this area to permit accommodation of the easement. Furthermore, all related information
provided in the General Notes should be updated to reflect necessary changes.
