The site plan meets all requirements for development in the M 1 Zoning District. Currently, there are no adverse comments by any of the required review agencies; however, any future comments by these agencies should be addressed promptly. Below is a list of the primary improvements of this development: • Construction of a 120-foot-high monopole -type unn-kinned telecommunications tower. • Removal of the two existing towers on site within three months after construction of the proposed tower. • Construction of an 8-foot-high opaque wooden fence around the perimeter of the future lease area of the facility. • Screening of the existing dumpster located on the site. I am providing you with four copies of the approved site plan. Please forward these to the appropriate representative. Furthermore, please advise the owner that a copy should be kept for fiiture reference and an approved copy must be kept on the construction site throughout the development process. Once site development is complete, the owner should contact this office to schedule an on -site inspection. This is required prior to the issuance of an occupancy permit by the Department of Building Inspections. I have completed a review of the plan and would like you to address a few issues in a revision. I have enclosed a red -lined copy of the site plan to clarify the concerns of staff.
