Carlson Cline: Self -Service Storage Property Identification Number (PIN): 86-5-F Submitted: January 29, 2003 Dear Mr. Adhikusuma: 'fltank you for providing me with the above -referenced site plan. Staffs review comments are detailed in this letter for your consideration. Please read the review comments listed below and prepare a revision, which adequately addresses each concern. To assist you. 1 am enclosing a red -lined copy of the site plan to illustrate the concerns of staff. Staff s review comments are as listed below: Review Comments 1. Phase II. Please remove the Phase II parking lot and building from the site plan, ifall required information is not provided for approval. 2. Proposed Use. Please state that the proposed use is "self-service storage facility." The use of the word storage could imply a general warehouse use. 3. Proposed Use of Phase II (if proposed). If Phase II is kept on the site plan. the proposed use may need to be changed. because the B2 Zoning District does not allow general warehousing. 4. Handicap Parking. The Zoning Ordinance, and I believe the VA Building Code, requires two handicap parking spaces for this development. Please provide one additional parking space for the proposed development. 5. Screening. Self-service storage facilities located within the B2 Zoning District are required to plant a double -row of evergreen trees planted a maximum of eight feet off center and area a minimum of six feet in hei911t when planted. The proposed screen does not meet this requirement. Please change as necessary. 6. Board -on -Board Fencing. Please provide an opaque board -on -board fence (6'tal1) in order to satisfy the requirements of the required Category B Buffer. '7. Speed Limit. Please show and label what the posted or unposted speed limit is along Fairfax Pike (Route 277). in front of the proposed development. 107 North Kent Street • Winchester, Virginia 22601-5000 Page 2 Mr. Niki Adhikusuma, P.E.
