application. All required information must be submitted prior to the final approval of any site plan. The
Department of Planning and Development will review the application to ensure that it is complete. If
any portion is not included or complete, the site plan application will not be accepted and returned to

Dear Ron:
The Frederick County Department of Planning and Development aclnlinistratively approved the above -
referenced site plan on December 20, 2002. The site plan is approved for the construction of an additional
parking area at the above -referenced site, presently being used by American Woodmark. The proposed
parking area will consist of 36 parking spaces, including two (2) handicap accessible parking spaces. A
total of 131 parking spaces is provided for the entire site upon the completion of Please II. Other
improvements associated with the subject site plan include: curb & gutter; landscaping; a new dunlpster
location with opaque screening; a new stornlwater invert; a fire hydrant; striping of parking spaces; and
light posts.
I and providing you with four copies of the approved site plan. Please forward these to the appropriate
representative(s). Furthermore, please advise the owner(s) that a copy should be kept for future reference,
and an approved copy must be kept on the construction site throughout the development process. Once
site development is complete, the owner should contact this office to schedule an on -site inspection.

I've enclosed a copy of a revised sheet 3 of 3 of the revised site plan for Dawson Lot 1. We've reduced the site
of the dumpster pad and added two light poles as directed by the owner.
Please let me know if you have any further comments on this plan.
Concerning the parking situation on lot #2, I understand that American Woodmark is in the process of
renovating their headquarters facility. Some of the folks relocated for that work are working out of the
buildings on lot 2 at Dawson. Bruce Dawson expects the renovation work to be complete in a few months at
which time the American Woodmark staff will return to there home office and the parking problem on lot 2
will go with them. On behalf of Mr. Dawson we request the County evaluate the parking situation on lot 2
once the American Woodmark situation stabilizes.

I've enclosed three sheets which comprise the plans for revising the Dawson Lot 1 site plan to add additional
parking at the northwest side of the site. The changes you requested clarifying that the parking area designated
as Phase 2 be installed coincident with the expansion of the building and installation of the new parking area,
and revising the Tax Map ID number have been made. Two copies are enclosed here for your approval.
I am working with Mr. Dawson on the parking problem on lot 2. We will get back to you with a resolution to
the curb and gutter issue.

I've enclosed an application to revise this site plan to add additional parking behind the phase 2/3 addition.
The original plan accounted for the full building expansion and had provided sufficient parking to support the
full development. The owner needs to add additional spaces to meet the needs of his client.
A revised set of plans is enclosed. Sheets 2 and 3 have been updated to include the calculations for the new
paved surface. A new sheet 3A has been added to provide the parking lot details. This sheet includes the
information for the recently developed Lot 2 also.
We've sent review plans to the Building Official, Public Works and the Fire Marshal. Please let me know if
you require other agency reviews. Please note the water extensions shown were approved with Lot #2
improvements.
