The approved site calls for the construction of a manufacturing and office facility to be located on lot 5 of the Airport Business Center. The facility, which will consists of 27,506 square feet, will be constructed in two phases. The approved site plan includes the construction of parking area consisting of 39 standard, 2 handicapped, and 2 loading spaces. Pin Oak trees shall be provided around the perimeter of the parking area and the existing foliage surrounding the proposed development will remain intact. I have enclosed two copies of the approved site plan for your records. I have also sent a copy of the approved site plan to Mr. Ron Mislowsky of G. W. Clifford and Associates. I understand that I will be receiving their comments at any time. There are two items that need to be addressed before the site plan can be approved. 1. The dimensions for the monumental sign exceed what is permitted in M-1 Zoning. The maximum size for signs is 100 square feet. The site plan indicates that the proposed sign is to be 200 square feet. Please reduce the sign size to conform to the County Code. 2. Please recalculate the total square footage for the warehouse/production space. The smaller expansion consisting of 4,227 square feet was not included in the total. I realize that this will not change the site requirement, however the site plan calculations will need to reflect what will be constructed on the lot. I will recommend final approval of this site plan once our department has five copies of the final site plan that address the comments specified in this letter. The site plan ultimately calls for the construction of 3,399 square feet of office space and 24,449 square feet of warehouse and production space. The following comments need to be addressed prior to final approval of this site plan: 1. Please indicate the dimensions of all signs located on the premises. 2. Please provide more detail on the landscaping proposed around the perimeter of the parking area. Will existing trees be left around the end of the parking area where the dunpster is to be located? If not, additional trees will need to be planted as required by 165-27(11) of the Frederick County Ordinance. 3. Please provide a detailed description of the dumpster enclosure. 4. Please recheck the total square footage for the warehouse floor area. I calculated the total to be 24,449 square feet. 5. Please clarify the employee estimate for Phase II. Does the total indicated on the site plan include employees from Phase I? I will recommend final approval of this site plan once our department has five copies of the final site plan that address the comments specified in this letter. The dimensions of the sign is provided. 2. Additional detail on the dumpster enclosure has been provided. 3. The Phase I and Phase II warehouse area is 138.67' x 140.9' or 19,538.6 sq. ft. plus the vestibule area between the warehouse and office or 341.7 sq ft. totals 19,880.3 sq ft. for the area other than the office. 4. The employee estimate in Phase II is the total for the facility. There will be 5 additional employees in Phase II. As far as I can tell, the landscaping provided is in accordance with the Zoning Ordinance Para. 165-27(11). We have provided shade trees as indicated in our development summary. Said permit will require a processing fee and surety bond coverage. Permits of this nature normally take approximately thirty days to process and issue once satisfactory application has been made. The proposed pavement design will need to be upgraded to include a minimum 3" of Type BM-2 Asphalt Concrete to remain consistent with previously constructed entrances within this development. 3.
