All projects are reviewed using the 1992 Erosion and Sediment Control Handbook, third edition, as a guideline for the proper erosion an sediment control practices. You will need to use this handbook for all future projects. A revised copy of the Land Disturbance Permit application is attached for your information. 2) All stormwater issues have been addressed by the regional stormwater facility located in Fort Collier Industrial Park. The site plan is approved subject to the incorporation of the above comment. A resubmittal is not necessary, but a revised copy of the site plan and the erosion and sediment control narrative utilizing the 1992 Erosion and Sediment Control Handbook is needed for our file. The following comments need to be addressed during the revision of this site plan: 1) Please revise the Owner block to read Owner/Developer and revise the zip code to read 22604. 2) Please provide a signature on the Land Surveyor Certificate. 3) Please provide the zoning for this site (M-1). 4) Please provide the use and zoning for all adjoining properties. 5) Please provide the location and dimension for all required building restriction lines (75' front, 25' side and rear). 6) Please provide the FAR calculations (0.41). 7) Please provide the height for the proposed warehouse addition. 8) Please provide the location and dimension of all existing and proposed signs. 9) Please provide the location of all outdoor lighting fixtures. 10) Please provide the location of any outdoor storage areas. 11) Please provide the location of any outdoor trash receptacles. These areas must be completely enclosed with a latched gate. 12) Please provide the Route Number for Brooke Road (Rt. 1328). 13) Please provide the landscaped area percentage for this site. . 14) There is a note regarding the VA E & S Control Handbook that is confusing. Please reference this note or remove it. 15) Please revise the parking calculations for this site. Warehouse use requires one parking space for each employee, and office space requires one parking space per 250 square feet of floor area. 16) All loading areas need to be striped to provide for 12' x 45' spaces. 17) Frederick County approved a site plan for the original 63,500 square feet warehouse in November, 1989. This original plan indicated that there would be twenty 10' x 20' parking spaces that would be separated from the three loading clock doors through the installation of additional concrete paving. 107 North Kent Street P.O. Box 601 Winchester, VA 22601 Winchester, VA 22604 a Page -2- Edens Letter February 7, 1995 Since the approval of that site plan, the building has been constructed with eight loading dock doors, and the parking has been situated within the middle of the maneuvering area, as well as adjacent to the loading dock doors. This creates a conflict between employee/customer traffic and tractor trailer truck traffic and a potential safety hazard. The parking areas need to be separated from the truck maneuvering areas. This can be accomplished by installing raised islands that separate the two uses, or by relocating the parking areas. Please revise you site plan to accomplish this. 18) Parking lot landscaping is required for industrial parks. Please provide calculations that describe the required plantings, and provide the location and description of all plants that will be used to accomplish this. 19) The location of the two disabled spaces in relation to the proposed overhead door and 12' gravel access drive presents another conflict in uses. Access via the 12' gravel access drive traverses the proposed five foot concrete sidewalk which has been proposed for disabled access. Please revise the site plan to separate these uses, and ensure that appropriate access, ramping, and signage is provided for the disabled parking spaces. 20) The Building Official has structural questions that may affect the design of this site plan. These questions regard unlimited area requirements and ADA requirements. Please contact John Trenary (665-5650) to verify this. Please revise your site plan to reflect the comments specified in this letter. Please provide our department with the site plan application page, the site plan review fee, and all approved review agency comment sheets. These comment sheets include the FCSA (if' it is determined that they need to review this revision), the VDOT, the Building Official, the Fire Marshal, and the County Engineer.
