The approved site plan calls for the construction of a hotel with 70 rooms and a total floor area of 39,381 square feet. The approved site plan also entails the construction of a parking area consisting of 70 parking spaces, four handicap spaces, and one loading area. Stripes denoting fire lanes and a loading area will be applied to the parking area, and a sign that restricts trucks and buses from the parking area will be posted at the entrance. The site plan also calls for the planting of 29 Callery Pear trees around the perimeter of the parking area. Yucca, Liprope, and Barberry Dwarf Crimson will also be planted to meet landscaping requirements. All other areas will be seeded with grass. (Of the 1.51 acres, 15% or .23 acres must be landscaped.) Please include information showing building height, the number of Floors, and exact square footage per floor. (:'J The proposed high rise sign needs to be 50 feet away from the existing Comfort Inn sign. The site plan only shows a distance of 42 feet. +� According to the Code of Frederick County, Chapter 165, Section 38(A)(1), a loading area is required for every 20,000 square feet of floor area. This requires you to add one loading area. TPlease keep in mind that the pool area must be enclosed by a fence that is no less than 4 feet above the ground. 7 Please include the dimensions of all signs that are proposed to be on the site. 8. Please include perimeter landscaping around the parking area. There must be one shade tree for every 40 leet of parking lot perimeter. It is recommended that additional shrubbery he added in front of the 4 parking spaces facing Route 1012 to reduce potential glace 9.
