The approved site plan is a revision to Site Plan #019-90 which was approved by our department on August 13, 1990. The new site plan delineates four phases that will complete the build -out of this site. At this time, the improvements described in Phase I have been complete. The improvements associated with Phase II call for the construction of a 20,000 square feet addition to the existing office/warehouse facility that will be 20 feet in height, the construction of a new 112,500 square feet warehouse facility that will be 24 feet in height, the provision of three parking lots complete with curb and gutter, 44 regular parking spaces, 3 disabled parking spaces with appropriate ramps and signage, concrete sidewalks, and perimeter landscaping, the creation of 9 loading dock spaces that will be 12' x 45' in dimension, the installation of two raised islands that will be landscaped and provide the required fire protection measures, the provision of an aggregate maneuvering area for tractor -trailer truck traffic, an aggregate fire lane that is at least 20 feet in width, and all appropriate erosion and sedimentation control measures. The improvements associated with Phase III call for the construction of a 45,000 square feet office/warehouse facility that will be no greater than 60 feet in height, the creation of a parking lot complete with curb and gutter, 49 regular parking spaces, 2 disabled parking spaces with appropriate ramps and signage, concrete sidewalks, and perimeter landscaping, the installation of two fire hydrants, the final asphalt cap of all aggregate areas (with the exception of the fire lanes), and all appropriate erosion and sedimentation control measures. The improvements associated with Phase IV call for the construction of a 30,000 square feet warehouse facility that will be 24 feet in height, the completion of the curb and gutter areas, the provision of 9 loading dock spaces that will be 12' x 45' in dimension, the completion of all asphalt areas, the provision of an outdoor dumpster pad that will be completely enclosed by an opaque fence at least six feet in height with a latched gate, the completion of all landscaped areas, and all appropriate erosion and sedimentation control measures. 107 North Kent Street P.O. I would like to point out though due to the location of the proposed 112,500 sq. ft. warehouse in relation to the entrance, possible turning movement problems may occur especially if trucks are trying to enter and exit the facility at the same time. It is our intention, for continuity purposes, to keep the existing site plan sheets 1 thru 4 intact and add 2A and 3A. The existing sheets have been annotated to refer to the new sheets where appropriate. I think this will help answer any development questions which may arise in the future. During your review, please note the following: 1. There will not be another free standing sign. One does exist now and is shown on the plan. A building mounted sign will be used on the new warehouse. 2. There are no proposed outdoor storage areas. 3. We did not revise the parking dimensions.
