SITE PLAN CHECKLIST The checklist below indicates all the information that needs to be submitted as part of the site plan application. All required information must be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. Box 1657 Winchester, VA 22604 RE: Site Plan Approval for Warehouse on Lot 16 Dear Mr. Gilpin: The Frederick County Planning Department administratively approved Site Plan #015-95 for Lenoir City Company of Virginia on July 17, 1995. The approved site plan calls for the development of this site in two phases. The improvements associated with Phase I include the construction of a new office/warehouse facility that will be 30,000 square feet, the creation of a new asphalt parking lot that will contain curb and gutter, 20 regular parking spaces, two disabled parking spaces that are van accessible with appropriate ramps and signage and perimeter parking lot landscaping, the provision of a concrete sidewalk to provide access from the parking lot to the building, a concrete dumpster pad that will be 100 square feet and completely enclosed with a six foot high board on board fence with a latched gate, a truck loading area that has a gravel maneuvering area and a concrete pad to permit for five loading bays, the installation of a fire hydrant and a siamese connection, the creation of a storm water detention basin, and all appropriate erosion and sedimentation control measures. The improvements associated with Phase II call for the expansion of the warehouse facility to provide for an additional 20,000 square feet of area. Enclosed is a copy of the approved site plan for your records. I have also provided Construction Management with an approved copy as you advised. Please ensure that the contractor has obtained a land disturbance permit from the County Engineer, and that the contractor contacts this office to schedule an on -site inspection once all improvements are complete. The entrance will need to be constructed with a 12' paved offset and 36' tapers. _ 3.) The entrance culvert will need to be asphalt coated. 4.) The proposed contours along Kentmere Road are wrong. 5.) A typical section detailing the roadside ditch and proposed berm along Kentmere Road and McGhee Road will need to be provided. 6.) Additional information concerning the proposed stormwater management basin will need to be provided. Is the structure permanent or temporary? The following comments need to be addressed prior to final approval of this site plan: 1) Please provide a signature on the Land Surveyor's Certificate and Seal. 2) Please provide a signature and date block that reads "Approved by the Zoning Administrator". 3) Please revise the Magisterial District from Stonewall to Gainesboro. 4) Please provide the use, zoning, and property identification number for all adjoining properties, including those across McGhee Road and Kentmere Court. 5) Please provide a copy of the recorded plat for this new subdivision that reflects the boundary line metes and bounds description. 6) Please revise the location map to indicate the names and route numbers of the roads that are depicted. (Welltown Road and Martinsburg Pike) 7) Please revise the acreage for this new parcel. It is not consistent with the subdivision plat. 8) Please provide the location and dimension for the side property line. Also, please provide a 25 foot setback line along Kentmere Court that is labeled "parking lot setback line". 9) Please provide the location of all proposed signs, outdoor lighting fixtures, outdoor storage areas, or outdoor trash receptacles. Appropriate dimensions, details, heights, etc. need to be provided for any of these items. 10) Please provide the height for the proposed and future structures. 11) Please provide the Floor to Area Ratio (FAR) calculations for the proposed and future structures. 12) Please provide the correct name and number for the adjoining streets. If the appropriate details are provided for the future structure and support facilities (ie: parking, fire lane access and hydrants, etc.) then the developer will not have to revise this site plan when he is ready to continue this development. Please revise your site plan to reflect the comments specified in this letter and resubmit the revisions for review.
