SITE PLAN CHECKLIST
The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is
complete. If any portion is not included or complete, the site plan application will not be accepted
and returned to the applicant(s).
Site Plan Package
One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

Dear Dr. Fish:
The Frederick County Planning Department administratively approved Site Plan #023-96 for the
above referenced site plan on March 27, 1997. This site plan, for the construction of a 432-square-
foot retail facility in a B2 (business general) zoning district, meets all County requirements.
I have provided you with two copies of the approved site plan. Please keep an approved copy for your
files and maintain an approved copy on the construction site. Once the site development has been
completed, you should contact this office to schedule an on -site inspection.

Dear Darren:
I have reviewed the above referenced site plan, submitted to this office on May 9, 1996. This
plan proposes the construction of a mini -golf facility on the Dr. Raymond Fish site. Each of the
following comments will need to be addressed prior to further consideration of the site plan.
Please provide:
1. The location of proposed sidewalks and pedestrian ways to connect the golf
facility to the parking lot.
2. The location, dimension, and height of all signs. Also include a detail of any
proposed signs.
3. The height and specifications of any proposed outdoor lighting fixtures.
4. A location for an outdoor trash receptacle, including the dimensions of the
structure (stockade fencing) required to enclose the receptacle.
5. The height of proposed and existing structures.
6. The uses of all proposed and existing buildings.
7. The location and dimensions of existing streets on and adjoining the site.
8. The posted speed limits for existing adjacent roads.
9. The location and nature of fire lanes, fire hydrants, and all other facilities
necessary to meet Fire Code requirements.
10. A revised parking area to satisfy the Zoning Ordinance requirements. Twenty
parking spaces will be required.
11. Existing and finished contour lines.
12. A landscape plan for the parking area.
Attached is a red -inked copy of the submitted site plan. This should assist you in understanding
and complying with the above comments.

Once approved, this site plan will be the most recent plan on file for this site. Please include
all the information from previously approved site plans so that any future revisions and/or
inquiries do not require unnecessary research.
Please revise your site plan to address these comments, and the comments provided to you by
the review agencies. You will also need to provide this office with the completed comment
sheets from all required review agencies. Once all comments have been addressed, please
resubmit one copy of the revised site plan to this department for final review. If the revised
site plan satisfies all agency comments, we will request five copies of the final site plan and
recommend the site plan for approval.

Dear Darren:
I have reviewed the second submittal of the above referenced site plan, submitted to this office
on June 5, 1996. This plan proposes the construction of a mini -golf facility on the Dr. Raymond
Fish site. Each of the following comments will need to be addressed prior to further
consideration of the site plan. Please provide:
1. The type of trees proposed. Include the trees height or caliber at time of planting.
2. The legend contains a "proposed 20' tall pole with 100W light". Please provide
the location of this light on the site plan.
3. The height of the proposed office building.
4. A statement that the stockade fencing around the trash receptacle will contain a
latched gate.
5. A revised parking area to satisfy the Zoning Ordinance requirements. Twenty
parking spaces will be required. The submitted plan only contains 18 additional
spaces. I would also recommend that the handicapped space be located adjacent
to the mini -golf area.
Attached is a red -inked copy of the parking area. This should assist you in understanding and
complying with the above comments.
As previously mentioned, please provide a statement that no additional building activity may
occur on the site until a master development plan for the property has been approved.
Please revise your site plan to address these comments, and the comments provided to you by the
review agencies. You will also need to provide this office with the completed comment sheets from
