The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is
complete. If any portion is not included or complete, the site plan application will not be accepted
and returned to the applicant(s).
Site Plan Package
1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

This letter is to inform you that the Frederick County Planning Department administratively
approved site plan #032-96 on October 22, 1996. This site plan consists of a 5,040 square foot
building and office to be used for air conditioning sales and service, a paved parking facility to
handle 17 parked vehicles and a handicap accessible space, 9 aristocrat pear trees (2" caliber at
planting), and a dumpster with enclosure screening.
Attached are two copies of the approved plan. This will enable you to provide your contractor with
an approved copy, and maintain a copy for your records. Please have the contractor contact this
office to schedule an on -site inspection once all improvements are complete.

A land use permit may now be applied for to cover work on the Route 1200 right-of-
way. The permit is issued by this office and will require a minimal processing fee and
surety bond coverage. Once satisfactory application has been made a permit of this
nature normally takes approximately thirty days to process and issue.

Dear Mark:
Your revised site plan for Furlong Sheetmetal dated October 15, 1996 has adequately
addressed our previous review comments. Consequently, we grant our approval of the subject
site plan and associated revised plat showing the drainage easement extended into lots 31 and 32.
The owners of the lots upgradient of lot 33 should be informed that they will be required
to limit any future stormwater runoff to a maximum 10 year flow of 23.2 cfs. In all probability,
this requirement will necessitate the implementation of on -site stormwater management to limit
the post development flows.

We have completed our review of the proposed site plan for Furlong Sheetmetal and offer
the following comments:
1) Provide calculations to verify that on -situ stornmaur dlSmitlon is not
required. Typically, we require on -site stormwater management if the
increase in runoff exceeds 1.5 efs.
2) The site plan proposes a 24 inch RCP to convey off -site stormwater through
the site. The hydraulic analysis should include the impact of the headwater
condition on the upgradient property. This analysis should include the 100
year as well as the ten year storm flows. If the headwater condition creates
ponding on the upgradient property, a drainage easement will be required.

Dear Keith:
I have reviewed the above referenced site plan, submitted to this office on July 17, 1946. The
following comments will need to be address in order to proceed with the site plan review
process.
1. Name, address, and phone number of developer.
2. Dimensions of the proposed sidewalk.
3. Location and nature of outdoor storage areas.
4. The proposed use of the building.
5. Location of all entrances on adjoining roads within 200 feet of the proposed or
existing entrance.
6. Calculations describing the required number of parking and loading spaces.
These calculations are based on the proposed use of the building. As presented,
the calculations are based on a manufacturing facility; manufacturing is not a
permitted use on this property.
7. Location and dimensions of all parking and loading spaces, driveways; parking
aisles, curbing and other features to be used.
8. Location and dimension of all disabled parking spaces and ramps.
9. Landscaping plan describing location and types of plants to be used. This
requirement should be reflective of the parking facility landscape requirements.
10. Baker Lane is considered a minor collector road. Zoning Ordinance requirements
state that a minimum entrance distance of 70 feet should be exercised. Please
address this ordinance requirement.
11. Indication the location of all outdoor lighting fixtures.
12. Open space requirements: Fifteen percent (15%)of this site should remain in
open space. What is the open space that is provided on the plan?
13. As per our discussion July 24, 1996, correct the Proposed Use. Such use should
comply with SIC 76: Miscellaneous Repair Services.

In accordance with your request dated October 16, 1996 you are given permission to install a temporary
construction entrance at the referenced location. This letter is to be considered your permit to do so. The
following provisions will be required:
• Work area protection signage in accordance with the attached while working on the right-of-way will
be required.
• All work on the right-of-way is to be confined to the temporary entrance location only.
• A minimum 6" depth of VDOT # 1 (2-3 inch stone) course aggregate by 30' in width will be required.
It is to be placed from the edge of pavement and extended back onto private property far enough to
prevent the carrying of mud onto the roadway.
• Positive drainage is to be maintained within the right-of-way at all times.
• A culvert will not be required.
• Any disturbed areas of the right-of-way or damages to the pavement structure adjacent to this entrance
will be repaired by you to our satisfaction.
• This permit is being issued for sixty days as requested.
• All work is to be completed in accordance with the enclosed Virginia Erosion & Sediment Control
Handbook, Specification 3.02.
• The entrance is to be installed at the location shown on the site plan prepared by Greenway, Inc. dated
June 26, 1996.
The Department of Transportation will not be held liable for suit should such result from this operation nor
is it granting permission to grade on the property of others or disturb underground utility lines. If the above
listed items are not followed this permit may be revoked.

We have completed our review of the proposed site plan for Furlong Sheetmetal and offer
the following comments:
1) Provide calculations to verify that on -site stormwater detention is not
required. Typically, we require on -site stormwater management if the
increase in runoff exceeds 1.5 cfs.
2) The site plan proposes a 24 inch RCP to convey off -site stormwater through
the site. The hydraulic analysis should include the impact of the headwater
condition on the upgradient property. This analysis should include the 100
year as well as the ten year storm flows. If the headwater condition creates
ponding on the upgradient property, a drainage easement will be required.
