The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is
complete. If any portion is not included or complete, the site plan application will not be accepted
and returned to the applicant(s).

1 One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact

Dear Jeff:
The Frederick County Planning Department administratively approved Site Plan #031-96.ffor the
above -referenced project on July 31, 1996. This site plan meets all County requirements for the
development of a new business use within the B2 (Business General) zoning district. The
approved site plan calls for the placement of an ice cream trailer on the property. This ice cream
facility will be serviced by a paved parking lot that will contain five regular parking spaces and
one disabled parking space with appropriate signage. An asphalt walkway will be located
between the regular parking spaces and the ice cream trailer. All site improvements must be
completed before a Certificate of Occupancy will be issued for the business.
I have provided you with two copies of the approved site plan. This will allow you to maintain an
approved copy on the construction site and maintain an approved copy for your files. Please
contact this office to schedule an on -site inspection once the site development has been
completed.

RE: Preliminary Review of Carousel Frozen Treats Site Development Plan
Dear Tracy:
I have had the opportunity to review the above referenced site plan submitted to our department
on July 16, 1996. The following are comments that need to be addressed during the revision of
this site plan:
1) Please indicate the location and dimensions of the required setback and yard areas.
2) Please show the location of any sidewalk/pedestrian areas. Ideally, this area should
connect the parking area with the ice cream trailer. Make these areas distinguishable on
the site plan.
3) Please show the location, height, and dimensions of any signs that may be attached to the
ice cream stand; also, the location of any other freestanding business signs on the
property.
4) Please show the height of the proposed ice cream trailer.
5) Please include the name of U.S. Route 50, Northwestern Pike, on the site plan.
6) Please show the location and dimensions of the water lines that service the Round Hill
Shopping Center.
7) Please show on the site plan any easements or restrictions of record that exist on the
property.
8) Please show the location and dimensions of the parking spaces that will service the
proposed ice cream facility. These parking spaces should be clearly marked. Also, please
show the required curbing or concrete bumpers that will be used in this parking area.

9) Please show the location and dimension of the required van accessible disabled parking
space; also, please show a means of access to the ice cream trailer from this parking
space and the handicap sign detail.
10) Please revise the landscaping plan to show the required plantings around the perimeter of
the parking area. The existing trees should remain intact. This will provide the desired
screening when the proposed ice cream trailer is located correctly.
11) The stormwater management plan and the soil erosion and sedimentation control plan
shall be approved by the Department of Public Works.
Please revise your site plan to reflect the comments specified in this letter and resubmit one copy
for my review. Once I have verified the information contained on the revised site plan, I will
need all approved review agency comment sheets and five copies of the final site plan for
approval. Comment sheets are required from the following agencies: the Frederick County
Inspections Department, the Frederick County Engineer, and the Frederick County Health
Department.

portable units. Shall require a plumbing permit for connection to existing
building and a electrical permit for service to the unit. The building does
not require a permit if it is a mobile licensed unit, however, would recommend

Dear Tracy:
I have had the opportunity to review the above referenced site plan submitted to our department
on July 29, 1996. The following comment needs to be addressed during the final revision of this
site plan:
The extension of the parking area in a westward direction has created an access problem to these
spaces. In particular, the handicap accessible van space. The minimum aisle requirement serving
this space is must be 22'. The current width of 10' is inadequate. Please revise the design to
accomodate this requirement. Suggestion: In order to allow for the required aisle width you could
move the handicap space and unloading strip towards the grass area. The trailer would then need
to be moved 6' towards the existing building to provide for seperation between the handicap _
space and the customers at the trailer. Dimensions shown on the plan should provide sufficient
clearance so that the aisle does not interfere with the electricity pole guy wires.
Please revise your site plan to reflect the above comment. specified in tills letter and resubmit one
copy for my review. Once I have verified the information contained on the revised site plan, I
will need five copies of the final site plan for approval.
