The Frederick County Planning Department administratively approved Site Plan ##024-94 for
Mobile Chemical Company on September 19, 1994. The approved site plan calls for the
installation of a six foot high opaque fence to screen the existing parking area and outdoor
storage area, the creation of a new concrete tractor -trailer parking area for ten trailer units, the
relocation of an existing storm water drainage ditch, and all appropriate erosion and
sedimentation control measures.
I have provided you with four copies of the approved site plan. Please ensure that Mobile
Chemical Company receives at least two copies of the approved site plan. This will allow them
to provide the contractor with an on -site copy and keep a copy for their records. Please advise
Mr. David Jordan of Mobile Chemical Company to contact this office to schedule an on -site
inspection once all improvements are complete.

Dear Mr. Emhuff:
Just wanted to drop a letter to explain the status of our site plan approval so you may further
schedule your Mechanical Room Addition Project. Fortunately there will be no site plan
approval required for this addition and therefore no delay in building permit application.
Evan Wyatt, Planner II with Fred. Co. Planning Dept., meet with myself and a civil engineer
on Tuesday, April 16 to discuss this addition. We discovered that your approved Site Plan
dated September 19, 1994 (this is not the most recent approved site plan for your property)
indicated a proposed addition to the existing mechanical room. Because the planned
addition is consistent with this previous approval, a new approval will not be required.
We are fortunate that the Planning Staff maintains their records so well and were so
responsive to our request for a meeting. If you have any questions please do not hesitate to
call.

I have had an opportunity to review the above referenced site plan. The following comments
need to be addressed and the following information needs to be provided prior to final site plan
approval for this project:
1) Please provide calculations for the floor to area ratio (FAR).
2) Please provide the calculations for the parking space and loading space requirements.
3) Please provide any easement that is located on this site.
4) Please provide the percentage of landscaped area for this site.
5) It appears that it will be very difficult for two-way tractor trailer maneuvering along the
south side of the building once the outdoor storage area is developed and enclosed. It
would be better to design the traffic pattern to follow a one-way pattern that loops around
the building.
Our department will need you to submit the site plan application, the site plan review fee, review
agency comments, and five copies of the final site plan for approval.
