As discussed, since construction started on Regency Lakes Drive this week, June 12th, without this Department having approved the project site plan, we will not be providing inspection services. Until such time we do approve the plan and begin providing necessary inspection services, we will require certification from a licensed professional engineer that all construction methods and materials used meet current VDOT Road & Bridge Standards and Specifications. Copies of any and all test reports and material tickets will also be required. This information will be needed before we can add this section of Regency Lakes Drive to our Secondary Maintenance System. I would like to point that proceeding with construction without the benefit of having approved site plans is done so at the developer's risk. If you have any questions, please let me know. The approved site plan calls for the construction of an automatic teller machine to be located along the south side of the service drive, and the planting of red maple trees around the perimeter of the parking aisles. I have provided you with two copies of the approved site plan. This will allow you to provide the contractor with an on -site copy and keep a copy for your records. The following comments need to be addressed prior to final approval of this site plan: 1) ,Zeal " provide a signature on the Land Surveyor Certificate. 2) provide the use and zoning for all adjoining properties. 3) p6aase revise the location of the setback line along Valley Pike to reflect 50 feet. The general notes section needs to reflect this requirement as well. 4) YA6se provide the height for the existing bank building. 5) P)Qa'se provide the dimension for the existing sign. Is this proposed to change now that (here is a new property owner? 6) y46se provide all easements that are located on this property. 7) /Pease provide the dimensions for the regular and disabled parking spaces. 8) �Pl'ease revise the general notes section for the parking lot setback to state why the parking lot along the north side does not meet the required setbacks. 9) ease revise the landscaping tabulations to reflect the tabulations specified on my marked -up plan. of 8 shade trees need to be provided around the parking lot. 10) p6se revise the general notes section to read legally nonconforming instead of grWfathered. 1 Ni It would be appropriate for First Bank to provide evergreen trees along the eastern 0 property line to better separate the uses and to mitigate headlights from shining on the residential property. Please revise your site plan to reflect the comments specified in this letter. I will ask the Planning Commission for administrative approval authority during their regular meeting this evening.
