SITE PLAN APPLICATION CHECKLIST
The checklist shown below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants

While working with the owner we have continued to refine the grading and limits of pavement at the back of the
building. I've attached the final version of the plan. Two copies of the revised site plan and grading plan are
attached here for your reference.
The changes are generally minor and deal with the location of curbing, clumpster pad location and storm drain
locations. We also provided an island around the existing power pole.
If you have any questions or comments, please let me know.

The above -referenced site plan was approved on August 15, 2006. The site plan is approved for the
construction of new office/warehouse building located on Prosperity Drive. This building consists of4,500
square feet of office and 13,500 square feet of warehouse. Required site improvements include the following:
Construction of a parking lot with 57 spaces (including three handicap accessible), including curb and
gutter, a sidewalk, landscaped islands, striping, and handicap access.
Construction of a two dumpster pads with a six (6) foot wooden fence for screening.
Six 12' x 45' loading space.
I am providing you with six copies of the approved site plan. Please forward these copies to the appropriate
representative(s). Furthermore, advise the owner(s) that a copy should be kept for future reference, and an
approved copy must be kept on the construction site throughout the development process. Once site
development is complete, the owner(s) should contact this office to schedule an on -site inspection. Do not

addressed. Please advise the owner of our approval. Also please provide five

The appropriate land use permit- may now be applied for to cover work within the
Route 1129 right-of-way. The permit is issued by this office and will require a
minimum processing fee, surety bond coverage, and the salary & expenses of a
State assigned Inspector. A copy of any/all recorded plats of dedication for
drainage easements or additional right-of-way required for implementation of
this proposed project should be provided to VDOT prior to issuance of any land
use permits. Dedication should be made to the Commonwealth of Virginia.
Once satisfactory application has been made, a permit will normally take
approximately thirty days to process and issue. Should you have any questions,
do not hesitate to call.

granted. At this time, administrative approval cannot be granted. This site plan is denied until the issues in
this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review
Staffs comments listed below and then prepare a revised site plan which adequately addresses each concern.

We've prepared a site development plan for the redevelopment of the site at 210 Prosperity Drive. The facility
will consist of 18,000 sq. ft. of offices and warehouse space. Loading areas and dumpsters are provided at the
west side of the site near the railroad.
Water and sewer extensions to serve this site are shown. A portion of the water line installed previously mill be
removed. All storm drainage flows to a detention pond which is sized to meet the County requirements. The
pond discharges to the CSX right-of-way.
Adequate Erosion Control measures are provided. All storm and drainage facilities will be privately maintained.
Landscaping, lighting and sidewalks are also shown as required by the ordinance.
