The checklist shown below specifies the information which is required to be submitted as part of the site plan
application- The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants
contact the Department of Planning & Development to determine which review
agencies' are relevant to their site plan application_ A list of potentially relevant

Dear Mr. Gottshall:
The Frederick County Department of Planning and Development administratively approved the
above -referenced site plan on August 23, 2006. The site plan is approved for a truck maintenance
facility on a site located off of Independence Drive within the Westview Business Center, in the
Shawnee Magisterial District. This construction includes the following:
6,000 square foot maintenance facility.
1,200 square foot for an office component.
The site plan meets all requirements for development in the M 1 (Light Industrial) Zoning District.
All relevant review agencies have approved the project at this time. I am providing you with two
(2) copies of the approved site plan. Please forward these copies to the appropriate
representative(s). Furthermore, advise the owner(s) that a copy should be kept for future
reference, and an approved copy must be kept on the construction site throughout the
development process. Once site development is complete, the owner(s) should contact this office
to schedule an on -site inspection. Do not hesitate to contact me should you have any questions or

Buildings shall comply with The Virginia Uniform Statewide Building code and use
group S , (Storage) of the International Building Code 0 2003.(2000 codes can be utilized
until Nov 16, 2006 if requested). Other Code that applies is ICC/ANSI Al17.1-03
Accessible and Usable Buildings and Facilities. Plans submitted for permits shall be
sealed by a Virginia Design Professional. This includes structural and systems on the
assembly use. Special inspections under Chapter 17 IBC is required on this type structure.
(soils, concrete, steel etc.) Please note the requirements in the International Plumbing
Code for a grease interceptor to be installed in the shop area if a floor drain system is
installed
All required egress shall be accessible to a min. area of rescue on the exterior of the

Dear Mr. Gottshall:
Planning Staff has reviewed the above -referenced site plan to determine if administrative
approval can be granted. At this time, administrative approval cannot be granted. This
site plan is denied until the issues in this letter, as well as all issues of the other review
agencies, have been adequately addressed. Please review Staffs comments listed below
and then prepare a revised site plan which adequately addresses each concern.
Review Comments
1. North Arrow. A north arrow must be placed upon the site plan.
2. Entrance. Please display all driveways within 200' of the proposed
driveway, including those across the right-of-way.
3. Signs. All signs need a detail display. A stop sign needs to be placed at the
exit of the driveway.
4. Landscaping. A hedgerow must be provided along the parking spaces that
face Independence Drive. The white pine needs a specified height recorded in
the tree planting schedule. Also, the hedgerow needs to be included in the
planting schedule.
5. Fence. A fence detail for the entire site needs to be included on the site plan.
6. Outdoor Activity. The site plan needs to specify that there will be no
outdoor storage, nor any outdoor repair.

Permits are required for additional structures not shown on plans. Structures over 150 sq ft
