At this time, administrative approval cannot be granted. This site plan is denied until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. The office sizes indicated on the site plan exceed the "accessory" classification allowed by ordinance. The office areas can only be 25% of their applicable office/warehouse areas. Dumpster Screening. A dumpster location needs to be provided on the site. A detail for the dumpster pad and fence needs to be provided as well. After you have revised the site plan, please resubmit two copies so that I may verify the information contained on the plan. The address has been corrected. 2. The proposed use has been clarified. The offices will be accessory uses to the warehouses. The remaining building will be used for mini -storage. I have place three loading spaces on the site and delineated the location of the warehouses. 3. The bearings and distances have been added to sheet 2. 4. The building restriction lines have been labeled on sheet 2. 5. The legal reference for the easement has been added. 6. The self storage buildings have been adjusted so that there is at least 31' of separation. 7. The loading areas have been shown and the traffic flow will be "One -Way" through the complex to allow ample room for tenants to load their units. 8. The entrance was considered for relocation; however, the entrance across the street dictates our location. We feel leaving the "dog -leg" at the entrance will help calm traffic at that point. VDOT has reviewed and approved the layout. 9. Sidewalks have been added and handicap access has been shown. The new building code requires handicap access for at least 5% of the mini -storage units; therefore, I have added a van -accessible space to the rear of the site to accommodate this rule. 10. A dumpster pad has been added to the back of the site. 11. The perimeter landscaping has been shown. The impervious area is 61,280 sf which yields 6 trees based on the 1:10,000 (165-27-B-11.a) for mini -storage. I have added additional trees over this amount. 12. The frontage trees have been changed to deciduous. # 0 0 13. The security fence has been added to connect the building for a secured perimeter. Gates shall be used in the drive aisles and on either end for snow removal. 14. On the coversheet under project information, the site address is given as Lakeville Circle; revise to show McGhee Road. 2. Proposed Use. General office is not an allowed use in the MI zoning district; please clarify the type of office that is proposed for the site. Also, the intent of this site is to be able to provide office space as well as warehousing for specific users.
