SITE PLAN APPLICATION CHECKLIST
The checklist shown below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants
contact the Department of Planning & Development to determine which review
agencies' are relevant to their site plan application. A list of potentially relevant
review agencies is shown below:

Attached is the revised site plan with the correct address. I have provided 5 copies of this plan for final
approval. I have also attached approval letters from the Fire Marshal and Building Inspections. This site is not
served by FCSA and there is no new access on VDOT roads proposed with this plan. It is my understanding
that Public Works will provide their approval separately.

Clearbrook Compactor Site
We have revised the plans per comments from the Director of Public Works and County Planning. The changes
are:
1. We've delineated parking spaces and provided wheel stops.
2. Adjusted the grading slightly to add trench drains at the low points of the pavement
3. The vicinity map has been corrected.
4. Direction arrows and signage have been shown. Public Works may add additional signage during site
development.
5. There are no permanent structures, other than the concrete pads, which are shown on the site.
Also, on the POA, can you please check with Ed Strawsnyder on what you need.
If you have any further comments, please do not hesitate to call.

Planning Staff has reviewed the above -referenced site plan to determine if administrative approval can be
granted. At this time, administrative approval cannot be granted. This site plan is denied until the issues in
this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review
Staff's comments listed below and then prepare a revised site plan which adequately addresses each concern.
Review Comments:
1) Vicinity Map. The vicinity map on the coversheet appears to have an incorrect road name.
2) Directional Arrows and Signs. Provide directional arrows/signs for the public as well as larger
vehicles accessing this site.
3) Structures. Provide the location for any proposed structures.
4) Proposed Uses. On sheet 2, there are some areas that are not labeled and their intended use is
unclear. Please label the proposed uses as indicated on sheet 2.
5) Loading Areas. Provide striping for the areas where vehicles are supposed to park to unload.
6) Special Limited Power of Attorney. SLPA's need to be provided, giving the designer permission to
create and make changes on this plan.
Once you have adequately addressed all of these comments, please resubmit a copy for my review. I will need
all approved review agency comment sheets and at least five copies of the final plan for approval. Comment
sheets are required from the following agencies: the Frederick County Inspections Department, the Frederick
County Department of Public Works (County Engineer), the Frederick County Fire Marshal, the Frederick
County Sanitation Authority and the Virginia Department of Transportation.

Memorandum
Frederick County has reached an agreement to relocate its current compactor site at Clearbrook Park back
further onto the Quarry property.
There are no buildings proposed.
There are no'extensions of water or sewer lines proposed.
There are no new entrances on VDOT roads proposed.
There are no new parking areas proposed.
The existing facility within the Frederick County Parks parking lot will be removed upon completion of this
installation.
