S SITE PLAN CHECKLIST The checklist below indicates all the information. -that needs to be submitted as part of the site plan application. All required information must.be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. This site plan, for the development of a 28,300 square foot office and warehouse facility, meets all County requirements for development within the M 1 (Light Industrial) Zonuig District. Specifically, the site plan delineates three phases of development, which will ultimately consist of 7,800 square feet of office space, 15,600 square feet of drive-in and drive-thru service bays, and 4,900 square feet of warehouse space. The facility will be served by three (3) loading spaces and forty-two (42) parking spaces, of which two (2) will be designed for handicapped use. All parking spaces will be provided during the first phase of development. The site plan also includes the provision of perimeter parking lot landscaping that consists of both shade trees and evergreen hedgerows. I have provided you with several copies of the approved site plan. Please forward these approved plans to the owner and advise the owner to keep an approved copy for their files. Furthermore, the owner should ensure that an approved copy is maintained on the construction site throughout the development process. Once site development has been completed, the owner should contact this office to schedule an on -site inspection. The following comments are offered and should be addressed during the revision of this site plan. I have also marked the enclosed plan for your use. 1) Please ensure that the engineer's certificate is signed. 2) Please state the proffered conditions approved with Rezoning # 011-98 (RT & T Partnership) on the site plan. 3) Please state the use, zoning, and Property Identification Number (PIN) of all adjoining properties. Such identification should include properties located across right-of-ways, streams, and railroad tracks. 4) Please delineate all setback lines on the site plan to identify the required setback dimensions for both buildings and parking areas in the B3 Zoning District. These setback lines should reflect the requirements stated on the cover sheet. 5) Please extend the sidewalk shown with Phase I development around the front of the office building to ensure a direct pedestrian link from the perimeter parking area to the interior of the complex. 6) Please identify the location and nature of any outdoor storage areas planned for the facility on the site plan. If no such areas are proposed, please include a statement on the site plan that confirms this intention. 7) Please provide a concrete apron adjacent to the entrance to the dumpster enclosure. Furthermore, please identify the height of each building section on the site plan. 9) Please clarify the use of the drive-thru and drive-in bays shown on the site plan. 10) If applicable, please indicate the route number of Prosperity Drive on the site plan. 11) Please identify the posted speed limit of Prosperity Drive. 12) Please identify the width of each entrance shown on the site plan. 13) Please delineate the location of all fire lanes on the subject property in accordance with the requirements of the Fire Marshall. 14) On the cover sheet, please break down the parking calculations by phase and identify the boundary of each phase of parking on the site plan. Calculations regarding the provision of loading spaces by phase should also be included on the cover sheet. 15) Please identify the dimensions of the provided aisle widths within all parking areas. It is necessary that all aisle widths consist of at least twenty two (22') feet in order to accommodate two-way traffic. The location of individual parking spaces between both drive-in and drive-thru bays within the interior parking area represents a significant concern regarding both site circulation and safety. If these spaces are to remain as shown, it is recommended that either concrete or steel bollards be installed at the corners of these spaces to ensure permanent physical separation of the parking spaces from the drive-thru bays. Specifically, these bollards should be installed at those corners that are immediately adjacent to the travel aisle. An alternative to the use of such devices would be to redesign the layout of the site to allow for the provision of required parking spaces in the front of the proposed office structures. Furthermore, please provide the dimensions of a standard parking space on either the site plan or the profile and details sheet. The location and dimensions of all loading spaces must also be delineated on the site plan. 16) Please extend the evergreen hedgerow shown on the landscaping plan approximately sixty (60) feet within the parking setback area located along the east boundary line of the parcel.
