The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is complete.
If any portion is not included or complete, the site plan application will not be accepted and returned
to the applicant(s).
Site Plan Package
1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

Dear Steve:
The Frederick County Planning Department administratively approved the above referenced site plan,
#01-99, on March 1, 1999. This site plan, for the construction of a 625-square foot addition, meets all
County requirements for development within the M1 (Light Industrial) zoning district. The
development of this property also includes a revision to the parking area in front of the building,
parking lot landscaping, and the relocation of several parking spaces internal to the development. In
total, this plan calls for the provision of 21 parking spaces.
I previously provided you with several copies of the approved site plan. Please forward two approved
copies to the property owner and advise them to keep an approved copy for their files and maintain an
approved copy on the construction site. Once the site development has been completed, the owner
should contact this office to schedule a final site inspection.

RE: Review of Winchester Countertop Revised Site Development Plan #01-99
Dear Steve:
I have had the opportunity to review the above referenced site plan submitted to our department. The
following comments should be addressed during the revision of this site plan.
1) Please clarify the date and limits of this site plan revision, provide a summary of the parking
calculations, provide an updated site development summary including FAR, provide an
approval block for the updated site plan, identify the limits and type of paving, update the
landscape calculations, differentiate between areas of existing or proposed sidewalks and
landscaped cover, and update the signed seal.
2) The parking lot setback is 25' from the front property line and five feet from the side property
line. Please ensure that the parking lot expansion conforms with these requirements. Further,
any additional new parking spaces must be paved. This includes any new spaces to the rear
of the property. The relocation of existing spaces located within the courtyard area to a
preferred location within the courtyard area would be exempt from the paving requirement.
There must be sufficient parking to accommodate all employee and visitor parking.
3) A three -foot -high evergreen hedgerow should be provided adjacent to the road right-of-way.
4) Please ensure that all improvements identified on the underlying site plans have been
implemented.
After you have revised the site plan, please resubmit one copy so that I may verify the information
contained on the plan. I will then need all approved review agency comment sheets and five copies
of the final site plan for approval. Comment sheets are required from the following agencies: the
Virginia Department of Transportation, the Frederick County Inspections Department, the Frederick
County Engineer, and the Frederick County Fire Marshal.

The addition shall comply with The Virginia Uniform Statewide Building Code and section
306, use group F, (Factory) of the BOCA National Building Code/1996. Other code that
apply are CABO A117.1-92 Accessible and Usable Buildings and Facilities.
HC parking and building access appears to be in compliance. Please note section 1110.2.1
of BOCA exception#1 for the ADA 20o rule for renovations and additions.
Please address the existing sewer pipe crossing the addition at the time of permit
application. Footing details shall include the protection or the reloction of this
pipe along with clean out locations.
