All required information must be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. The development of this property also includes the provision of seven parking spaces, parking lot landscaping, storage facility screening, and a zoning district buffer adjacent to the Arcadia Mobile Home Park. Please forward two approved copies to the property owner and advise them to keep an approved copy for their files and maintain an approved copy on the construction site. Sheet 3 of 3 Place a note indicating that Frederick County Public Works will need to issue a land disturbance permit prior to any grading operation. V2. Place a note indicating the minimum height of the rock check dam in the stormwater pond to be at 18 inches and placed in accordance with erosion control standard 3.20. 3. We recommend that the outlet culvert at the detention pond to be at a minimum slope of 0.50 percent fall to allow complete drainage of the stormwater pond (6 ✓ 4. The stormwater calculations appear to adequately address all on -site drainae� concerns. However, the stormwater pond needs to be placed within a draii �e easement. Indicate the limits of the pond and dedicate this area as a draina e, easement. The outfall of the pond does lie within the existing 20 foot draina kin easement along the rear of the lot. The following comments should be addressed during the revision of this site plan: 1) Please provide the height and dimensions of the proposed sign. 2) Please show the State Route number, Route 1327, on the plan. 3) Please provide the minimum 30' spacing between the individual buildings. 4) As this property is located in an industrial park, the appropriate parking lot requirements need to be implemented. In particular, the parking area should be surrounded by curb and gutter, and the required parking lot perimeter landscaping (# of shade trees required = 4). 5) Please revise the plant list to correctly reflect the number of plantings. As noted, a double row of plantings is required along the front yard setback, and as part of the full screen at the rear of the property. The figure of White Pines in the plant list appears to only be reflective of a single row in these locations. Please note in the size column that they are to be 6' in height at the time of planting. 6) Please revise the note regarding the location of the fencing from the property line. At the rear of the property, this distance should be increased from 6' to sufficiently accommodate the landscape plantings. 7) With regards to the screening requirements and the proposed phasing, please provide a full screen at the rear of the property upon development of phase II. This full screen should include the required 6-foot high opaque element. At this time, phase I development should include the landscape element shown on the plan.
