The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is complete.
If any portion is not included or complete, the site plan application will not be accepted and returned
to the applicant(s).

1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

This letter is to inform you that Frederick County Planning Department administratively approved site plan
#003-98 on March 31, 1998.
This site plan enables a 4,700 square -foot lean-to addition to be constructed. In addition to the proposed
building, the parking facility will be improved to 28 spaces with curb and gutter. Landscaping will be installed
along McGhee Road and on a parking lot island.
Attached are two copies of the approved plan. This will enable you to provide your contractor with an
approved copy, and maintain a copy for your records. Please have the contractor contact this office to
schedule an on -site inspection once all improvements are complete.

I have reviewed the above referenced site plan received by this office January 9, 1998. The following
comments will need to be addressed in order to proceed with approval of this site plan. Please provide:
1) Signed and dated certificate of engineer.
2) Date of plan revisions for each review agency.
3) Clarification that the CG-2 will be installed around the entire landscaped island, as
noted on the attached plan.
4) Confirm that the parking spaces are 9 feet by 20 feet.
5) The proposed tree type.
6) Approval comments from the following review agencies: Virginia Department of
Transportation, County Engineer, Inspections Department, Fire Marshal.
Please revise your site plan to address the above comments. Once all agency comments have been
addressed, please forward the approved agency comments and resubmit one copy of the revised site

Dear Mark:
Upon review of the subject site plan, we offer the following comments:
1) During a recent site visit, several deficiences were noted with the existing
stormwater detention pond. Currently, the pond has several feet of standing
water. The existing 15 inch CMP outlet structure needs to be installed as shown
on the approved site plan dated July 9, 1996. Also, the pond needs to be cleaned
out and re -vegetated.
In addition, I observed a PVC pipe from the building discharging coolant water
into the detention pond. This is an illegal discharge and subsequently, we are
requesting a site meeting with yourself as well as a representative from Insulated
Building Systems, Inc. to discuss this matter. Please contact this office to schedule
a date and time for this meeting.
We offer no further comments. Therefore we recommend approval of the subject site
plan. However, before final site approval, the corrections to the detention pond and the illegal
discharge issue need to be resolved.
If you have any questions, do not hesitate to contact me.

project. It appears all of our earlier review comments have been satisfactorily
addressed. Please advise --the owner of our approval.
The appropriate land use permit may now be applied for to cover work within the
Route 861 right-of-way. The permit is issued by this office and will require a minimum
processing fee, surety bond coverage, and the salary & expenses of a State assigned
Inspector.
' Once satisfactory application has been made, a permit will normally take approximately
thirty days to process and issue. Should you have any questions, please feel free to call.
