Existing Site Conditions The site is currently an open field that has a slope of less than 5%. An existing culvert under Victory Lane drains onto the northeast corner and flows towards the stormwater management pond on the property line of Lots 5 & 6 This drainway will be regraded to flow down the proposed property line at 1 25%. The 24" RCP has about 10.75 acres draining to it at 27 cfs in a two year storm This will require the trapezoidal ditch to have 3:1 sides, a depth of I.5 feet, a width of four feet and a grass lining with a resulting velocity of 2.52 cfs Permanent Stabiliz><tion The plan calls for permanent seeding to the exposed areas of the site. This will consist of a seeding schedule and mulch Stormwater Manayment The site currently is a vacant field next to the current Bandit Karts building on Victory Lane. Through the current advances in cloning techniques we will be creating another Bandit Karts to be placed on this site There will, however, as with all cloning techniques, be some details that will not be duplicated On this plan there will not be a need for stormwater mangament since the pond that is shown on the "Charles Ricketts" site plan and the "DMK Properties" site plan was created to provide for the development of this drainage basin Maintenance I The contractor will inspect all erosion and sediment control measeures after each rainfall and at least daily during prolonged rainfall. Existina Site Conditions The site is currently an open field that has a slope of less than 5% An existing culvert under Victory Lane drains onto the northeast corner and flows towards the stormwater management pond on the property line of Lots 5 & 6 This dramway will be regraded to flow down the proposed property line at 1.25% The 24" RCP has about 10 75 acres draining to it at 27 cfs In a two year storm This will require the trapezoidal ditch to have 3 1 sides, a depth of l 5 feet, a width of four feet and a grass lining with a resulting velocity of 2 52 cfs Adjacent Areas The neighboring areas are either vacant fields and businesses The soils information has been taken from the "Sod Survey of Frederick County Virginia" published by the United States Department of Agriculture The soils for this site are the Blainon silt loam (3B) and Weikerts-Berks channery silt loams (41C) These soils have only "slight" erosion windthrow hazards.
