The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is complete.
If any portion is not included or complete, the site plan application will not be accepted and returned
to the applicant(s).
Site Plan Package
1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are re!evant to their site plan application.

RE: Approval of Carlyle & Anderson Site Development Plan #048-97
Dear Steve:
The Frederick County Planning Department administratively approved Site Plan 4048-97 for the
above referenced site plan on February 9, 1998. This minor site plan, for the development of an 800-
square-foot storage addition, meets all County requirements for development within the M2 (heavy
industrial) zoning district. A boundary line adjustment accommodating this addition was approved by
the Zoning Administrator and recorded with the Clerk of Frederick County.
I have provided you with four copies of the approved site plan. Please keep an approved copy for your
files and forward the remaining copies to representatives of Carlyle and Anderson. Carlyle and
Anderson should maintain an approved copy on the construction site. Once the site development has
been completed, Carlyle and Anderson should contact this office to schedule an on -site inspection.

RE: Review of Carlyle & Anderson Site Development Plan
Dear Steve:
I have had the opportunity to review the above referenced site plan submitted to our department on
December 2, 1997. The following comments should be addressed during the revision of this site plan.
1) Please highlight, or bubble, the area of the site plan that is to be revised. In addition, please
update the following administrative and general site information to reflect the proposed
addition; revise the title of the project to read "Carlyle & Anderson Tractor Sales and Service
Building Addition." Update telephone numbers. Provide the current date of the plan and the
current date of any revisions. Revise the F.A.R., parking, landscaped space provided
calculations, and the contour lines surrounding the building addition. Also, the landscaping
as it currently exists should be accurately reflected on the site plan.
2) Please ensure that the engineer's certificate is signed and dated prior to final approval of the
plan.
3) Please include, adjacent to the approval block, a statement that reads "site plan valid for five
years from date of approval."
4) Please relocate the property boundary line or, preferably, consolidate the two parcels to
accommodate the proposed addition. This boundary line adjustment or lot consolidation
should be approved by the subdivision administrator and recorded in the County Clerk's
office. The rear setbacks and yard areas will need to be adjusted accordingly, as will the
acreage of the lots included within this plan.

5) The parking spaces shown to the east of the building do not exist. On the site plan, please
delineate these, and any additionally required spaces, to the rear of the building as this appears
to be the parking area of choice.
6) The location and nature of all facilities necessary to meet Fire Code requirements shall be
approved by the Fire Marshal.
7) The stormwater management plan, and the soil erosion and sedimentation control plan, shall
be approved by the Department of Public Works.
After you have revised the site plan, please resubmit one copy so that I may verify the information
contained on the plan. I will then need all approved review agency comment sheets and five copies
of the final site plan for approval. Comment sheets are required from the following agencies: the
Frederick County Inspections Department, the Frederick County Engineer, and the Frederick County
Fire Marshal.
