i i SITE PLAN CHECKLIST The checklist below indicates all the information. -that needs to be submitted as part of the site plan application. All required information must. be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. If any portion is not included or complete, the site plan application will not be accepted and returned to the applicant(s). Site Plan Package 1. One set of approved comment sheets are required from the following review agencies prior to final site plan approval. It is recommended that applicants contact the Department of Planning and Development to determine which review agencies are relevant to their site plan application. This site plan, for the construction of a 6,000-square-foot addition to the existing facility, meets all County requirements for development within the M 1 (Light Industrial) zoning district. The plan also calls for the provision of an additional twenty-seven paved parking spaces and parking lot landscaping. I previously provided you with three copies of the approved site plan. Please forward two copies to the owner and advise them to keep an approved copy for their files, and maintain an approved copy on the construction site. As stated in note 1 under. stormwater management, a detention pond will not be required at this time. The amount of run-off is not significantly impacted by this proposed development. However, in the event of any future development, stormwater management will be required for the entire site assuming a pre - developed condition prior to any development. Sheet 2 of 3 The stormwater calculations appear to adequately address on -site stormwater requirements. However, because two point -source discharges are being placed on the adjacent property owner's land, a drainage easement agreement with the Salvation Army will be necessary to install the proposed culverts at the locations shown on the plan. Also, provide "adequate channel" calculations and invert and outlet elevations for the proposed culverts and downstream areas. We recommend that the pond berms be a minimum of two -to -one (2:1) slopes or flatter to better allow the grass to be maintained. 2. Provide a detail showing the connection of the proposed outlet structure for pond number two. 3. You indicate that a 15 inch RCP will be extended onto an existing 12 inch culvert along the south parking area. Provide a connection detail or extend the pipe utilizing the same size and type of culvert that is currently in place. In addition, provide inlet and outiet protection. 4.
