The checklist below indicates all the information-1hat needs to be submitted as part of the site plan
application. All required information must.be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is complete.
If any portion is not included or complete, the site plan application will not be accepted and returned
to the applicant(s).

agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

This letter is to inform you that the Frederick County Department of Planning and Development
administratively approved Site Plan #009-98 on April 10, 1998. This site plan consists of a 1,944
square foot building addition to be utilized as an enclosed loading area.
Enclosed are two copies of the approved plan. You may provide your contractor with one copy, and
you may keep the other for your records. Please have the contractor contact our department to
schedule an on -site inspection once all improvements have been completed.

I have reviewed the site plan referenced above. Please address the following concerns:
✓ 1) This project is not considered a minor site plan since the proposed revisions increase the
existing structure area by more than 20%. Thus, you will need to pay the appropriate
/ application fee.
2) State the current and proposed uses.
3) Current address of Greenway Engineering.
Y 4) Denote required and proposed setbacks for new addition.
5) FAR calculations that reflect square footage of proposed building addition.
6) Open space calculations that reflect proposed building addition.
Please revise your site plan to address the above comments, and the comments provided to you by
the review agencies.
You will need to provide this office with the approved comment sheets from all required review
agencies. The required review agencies include: Inspections Department, County Engineer, Fire
Marshal, and the Planning Department. Once all comments have been addressed, please resubmit on
copy of the revised site plan to this department for the final review. If the revised site plan satisfies
all agency comments, we will request five copies of the final site plan and recommend the site plan
for approval

We have received your revised site plan dated February 2, 1998 for the referenced
project. It appears all of our earlier review comments have been satisfactorily
addressed. Please advise the owner of our approval.
The appropriate land use permit may now be applied for to cover work within the
Route 1200 right-of-way. The permit is issued by this office and will require a
minimum processing fee, surety bond coverage, and the salary & expenses of a State
assigned Inspector.
Once satisfactory application has been made, a permit will normally take approximately
thirty days to process and issue. Should you have any questions, please feel free to call.

Building addition shall comply with the Virginia Uniform Statewide Building Code and
section 306, Use Group F (Factory and Industrial) of the BOCA National Building Code
1996. Other codes that apply are CABO A117.1 -92 Accessible and Usable Building and
Facilities.
HC parking and building access appears to be in compliance.
Note the fireresistance rating of the exterior walls located 8' from property line
section 705 BOCA.
Site of the new addition shall comply with section 1705.7 Prepared fill: of the BOCA
code. Please submit geotechnical test bore reports at the time of permit application
to confirm location and depth of fill material.
