application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants
contact the Department of Planning & Development to determine which review

above -referenced site plan on October 18, 2004. The site plan is approved for a modification in the
layout and area of the site for the proposed truck and wash bays.

appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future

Route 7, the VDOT facility which would provide access to the properly. Present entrances are
adequate for proposed improvements. Should business ever expand in the future, entrances may
need to be upgraded.

Buildings additions shall comply with The Virginia Uniform Statewide Building Code and
Sections 311, S (Storage) of the International Building Code/2000. Other Code that applies is
CABO Al 17.1-98 Accessible and Usable Buildings and Facilities.
Please note section 112.1.4 Asbestos Inspection Prior to Permit Issuance in the VUSBC
on the existing structure.
Note the requirements in the IBC for either Fire Barriers to be installed or Fire Suppression
System due to height and area limitations
Oil separator shall be required on wash bays and repair areas in drainage systems in accordance
with the International Plumbing Code.
Section 34087.6 of The IBC is the accessibility requirements for renovations and additions (the
ADA 20% rule). Please confirm that full compliance is in place or up 20% of the cost for the
additions will be spent on accessibility upgrades. HC parking appears to be in compliance
provided the space is labeled van accessible and is a min.8' wide with 8' striped . All required
egress door shall be accessible and area of rescue can be utilized on the landings at the loading
docks provided the exterior wall is fire rated per section 1003.2.13.7 Exterior area for assisted
rescue. Exterior doors are not shown at this time.
Design Professional lic. in VA shall seal the structural plans submitted for permit application and
special inspection requirements of Chapter 17 of IBC shall apply to this type of structure. (soils,
concrete, steel ect.)

Dear Mr. Rohde:
Staff is in receipt of the site plan for the above -referenced project, accepted on September
29, 2004. At this time, the site plan is denied until the following comments are adequately
addressed.
Review Comments
1) Graphic Scale: Include a graphic scale along with the written scale already located
on the site plan.
2) Legend: Include a legend that illustrates the different symbols located on the site
plan.
3) Contour Lines: Illustrate the topography of the site by displaying the appropriate
contour lines.
4) Location Map: Remove the question marks that are located inside the parcel lines
on the location map.
5) Approval Period: Correct the approval time frame to read five (5) years instead of
three (3).
6) Proposed Lights: Provide light profiles on this site plan in order to prevent future
minor site plans for these additions.
