The checklist shown below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants
contact the Department of Planning & Development to determine which review
agencies are relevant to their site plan application. A list of potentially relevant

The above -referenced site plan was approved on October 26, 2004. The site plan is approved for the
construction of two new office/warehouse buildings located on Prosperity Drive. The project is planned to be
constructed in three phases. Phase one will be a portion of the First building and will consist of 6,000 square
feet. Phase two will be a second portion of the first building and will consist of 6,000 square feet. Phase two
will also consist of a 3,000 square foot separate warehouse building. Phase three will be a third portion ofthe
first building and will consist of 6,000 square feet. Other required site improvements include the following:
Construction of a 40-vehicle parking lot (including two handicap accessible), including curb
and gutter, a fire hydrant, a sidewalk, landscaped islands, striping, and handicap access.
Construction of a dumpster pad with a six (6) foot wooden fence for screening.
One 12' x 45' loading space.
I am providing you with six copies of the approved site plan. Please forward these copies to the appropriate
representative(s). Furthermore, advise the owner(s) that a copy should be kept for future reference, and an
approved copy must be kept on the construction site throughout the development process. Once site
development is complete, the owners) should contact this office to schedule an on -site inspection. Do not

agencies, the plans have been revised to address all comments.
-1. The master development plan number has been added to the cover sheet.
2 The project's title has been revised to per your recommendation.
The PIN numbers have been revised.
-4 Access Easement - The owners have decided to consolidate the parcels.
Therefore, shared easements between won't be necessary. The consolidation
plat has been submitted to Mark Cheran.
5:' This comment is not aplWhile a lighting will probably be wall -mounted. The
owner and his architect have not finalized this portion of development.
However, there is a not on the cover sheet above the seals that states "All
lights will be shielded or directed to prevent glare on neighboring
properties".

3. Property Identification Numbers. It appears that this site plan covers two different
properties; however, only one PIN number is given. Also, the PIN number given is 75-A-
2D-6, please check this number for accuracy.
4. Access Easement. The building labeled Phase 2 that is located on 75-A-21, has its
parking area on Lot 6. This building requires an access easement to the parking area.
5. Landscaping Data. On the cover sheet, under landscaping data, show the square footage
of impervious area, not the square footage of parking area.

on the right side; however, this is not reflected on the site plan page.
11) Fire Lanes. Show all fire lanes and fire code improvements.
]2)' Handicap Ramp. A ramp has not been shown for the handicap parking spaces by Phase I .
13) Dumpster screening and location. Label the location of the dumpster pad and provide a
detail of the dumpster screening.
14) Landscaping. Twelve (12) trees are required for the buffer. Please move the thirteenth tree
which appears to be shown in error located on the rear property line.
05)' Existing Casements. Provide a legal reference for the gas easement that runs tlurough the
rear of the property.
16) Landscaping Notes. On the landscaping plan, state that all plantings will conform with
§ 165-36B of the Frederick County Zoning Ordinance, Planting selection, planting procedure,
