SITE PLAN CHECKLIST
The checklist below indicates all the information that needs to be submitted as part of the site plan
application_ All required information must be submitted priorto the final approval of any site plan. The
Department of Planning and Development will review the application to ensure that it is complete. If
any portion is not included or complete, the site plan application will not be accepted and returned to
the applicant(s).

We have received your revised site plan dated July 21, 2003 for the referenced project. It
appears all of our earlier review comments have been satisfactorily addressed. Please
advise the owner of our approval. Also please provide six (6) sets of approved
construction plans with signed seal for VDOT distribution.
The appropriate land use permit may now be applied for to cover work within the Route
783 right-of-way. The permit is issued by this office and will require a minimum processing
fee, surety bond coverage, and the salary & expenses of a State assigned Inspector. A
copy of any/all recorded plats of dedication for drainage easements or additional right-of-
way required for implementation of this proposed project should be provided to VDOT prior
to issuance of any land use permits. Dedication should be made to the Commonwealth of
Virginia.
Once satisfactory application has been made, a permit will normally take approximately
thirty days to process and issue. Should you have any questions, do not hesitate to call.

Dear Mr. Artz:
I have reviewed the site plan for Falcon Heating & Air Conditioning, which was officially submitted
to the Department of Planning & Development on September 13, 2002. Staff has a few minor
concerns which must be addressed prior to final site plan approval. Please review the following
review comments and then prepare a revised site plan for my review. A red -marked copy of the site
plan is being provided to you for your assistance.
Review Comments:
1) Maximum Height. The maximum height in the M2 Zoning District is 60 feet. not 75
feet. Please correct Page 1 of 4 as necessary.
2) Outdoor Storage Statement. Please show the location and details of all proposed outdoor
storage. If no outdoor storage is proposed, please provide a statement to this effect.
3) Outdoor Trash Receptacles. Please show the location and details of all proposed and
existing outdoor trash receptacles. If none are proposed, please provide a statement to this
effect.
4) Signs. Please provide the location of all proposed signage. If no signage is proposed, please
provide a statement to this effect.
5) Lighting. Please show the location and details of all proposed and existing outdoor lighting.
A statement should also be provided to the effect that all lighting shall be shielded and/or
directed away from adjoining properties and roads to prevent glare.

6) Loading Area. Please label the front loading area and show the dimensions of all loading
spaces.
7) Proposed Parking. Please provide striping in the triangular area north of the proposed
parking.
8) Proposed Tree Species. As a recommendation, I suggest that a different species of tree be
selected for the areas with limited space for root growth. If Sugar Maples are not given
adequate room for root growth, they can damage pavement or other improvements. Red
Maple, Freeman Maple, Sweet Gum, Green Ash, Linden, Eastern Redbud, and Pagoda Trees
are a few alternative species.
Once all of the above issues are adequately addressed, and all other agency comments addressed, the
site plan should be ready for approval. Approved comment sheets are required from the following
agencies: the Virginia Department of Transportation (VDOT), the Frederick County Inspections
Department, the Frederick County Fire Marshal, the Frederick County Sanitation A uthority, the City
of Winchester, and the Frederick County Department of Public Works.
