The approved site plan calls for the construction of two office/shop facilities that are 6,600 square feet and 4,064 square feet, the provision of two access drives off of Mercedes Court to serve these facilities, the creation of two parking lots that will contain curb and gutter, asphalt surfacing, 25 regular parking spaces, two disabled parking spaces with appropriate ramps and signage and perimeter parking lot landscaping, the relocation of water and sewer lines to serve each facility, the installation of an additional fire hydrant, the provision of two outdoor dumpster areas that will be completely enclosed by board on board wooden fences with latched gates, the creation of gravel loading areas to the rear of the facilities, the completion of a storm water management facility, the provision of a required buffer, and all appropriate erosion and sedimentation control measures. I have provided you with two copies of the approved site plan. This will enable you to maintain an approved copy on -site and maintain an approved copy in your office. All comments in my letter dated November 14, 1995 were adequately addressed; therefore I recommend approval of this plan. Recently, the Building Inspections Department issued sign permit #2112-95 for a freestanding business sign on parcel 43-A-52B. The dimensions of this sign are 4' x 6' and 10' in height. The location of this sign is 35 feet from Welltown Road and 50 feet from each side property line. The County Engineer had no concerns with this sign being placed within the storm water management facility. Please incorporate this information onto the final site plan and provide me with all approved review agency comment sheets and five copies of the final site plan for approval. The site plan dated January 1992, was approved, with the hydrant placement that has been installed on Lot # 1. Since the property lines and building access roads have been re -configured on the revised site plan, dated 10/25/95, the existing hydrant does not meet the distance requirements to protect building 42. Hydarants are required within 300' of the structure, and this distance must be measured in the centerline of the street or fire lane that the apparatus must utilize. The hydrant is now 800' from building #2. It is my understanding that the adjustment to property lines is the reason for the change in access roads, but this adjustment will make installation of another hydrant necessary to provide adequate fire protection to the proposed building.
