The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is
complete. If any portion is not included or complete, the site plan application will not be accepted
and retumed to the applicant(s).
Site Plan Package
1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

This letter is to inform you that the Frederick County Planning Department administratively approved
the revisions to site plan #001-96. Site plan #001-96 was previously approved on February 12, 1996.
The revised site plan, approved March 20, 1996, involves the construction of a dock addition to the
existing structure. This addition includes a 4,560 square -foot warehouse terminal; enlargement of
the concrete slabs to accommodate loading/unloading, car stops and delineated parking for 28
automobiles, a handicap accessible space and relocated handicap accessible ramp, and landscaping along
the southern boundary of the property.
Please discard the previously approved site plan; the site plan approved on March 20, 1996 contains
the most recent revisions.
Attached are two copies of the approved plan. This will enable you to provide the contractor, Mr. Mark
Tenenbaum, with an approved copy, and maintain a copy for your records. Please have the contractor
contact this office to schedule an on -site inspection once all improvements are complete.

REMARKS: Dock Slab Inspection:
-The slab for the proposed dock addition was inspected on
March 19, 1996. The slab was prepped, as indicated on the
approved plans; the vapor barrier was installed and the
wire mesh was in -place with the appropriate laps. The
single hairpin reinforcement was looped around the anchor
bolts at all column locations, in accordance with the
building plans. The slab was approximately 6" in depth and
thickened to 9" around the perimeter.
- The slab was approved on this date.

RE: Preliminary Site Plan Review of Estes Express Lines Dock Addition
Dear Tim:
I have reviewed your site plan for the Estes Express Lines dock addition. The following comments
• will need to be addressed prior to final approval of this site plan. Please:
1) Correct the owner's address to reflect that address listed in the Frederick County
property records. The county records indicate that the property is owned by: Estes
Express Lines, P.O. Box 25612, Richmond, VA 23260.
2) Modify the O'Connor Company as the Developer, rather than the Agent.
3) Include the use, zoning, and Property Identification Number of all adjacent properties,
including those across road right-of-ways.
4) Clarify the total acreage for the site. County records indicate that this site totals 7.12
acres. Is the site 7.12 or '6.8702 acres?
5) Indicate the location of any existing or proposed signs, and outdoor lighting -fixtures.
6) Indicate the location of any outdoor trash receptacles. Include a detail drawing of the
enclosure for the receptacle.
7) Provide the Route Numbers and speed limits for all.adjacent roads.
8) Indicate the location of fire lanes necessary to meet Fire Code requirements.
9) Delineate where the prime and seal pavement ends and the gravel begins.
10) Clarify that all parking spaces will be on either prime and seal or gravel. The stack
of parking spaces in which the handicapped spaces is located appears to extend
beyond the EOP. Please address this issue; should the pavement be extended to
accommodate the western most parking space?
