All required information must be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. If any portion is not included or complete, the site plan application will not be accepted and returned to the applicant(s). Site Plan Package 1. One set of approved comment sheets are required from the following review agencies prior to final site plan approval. It is recommended that applicants contact the Department of Planning and Development to determine which review agencies are relevant to their site plan application. Virginia Department of Transportation (VDOT) Frederick County Sanitation Authority Department of Planning and Development Inspections Department Frederick County Engineer (Public Works) Frederick County Fire Marshal Department of Parks and Recreation 2. One copy of the Site Plan application 3. Five Copies of the Final Site Plan for approval 4. One reproducible copy of the Site Plan (if required) 5. If your site plan is incomplete or is missing information, it will not be reviewed and returned to you for revisions. Administrative Information Y N 1. Name of proposed development / 2. Dimmette and Associates 1512 Lakeview Drive Cross Junction, Virginia 22625 RE: Site Plan for Addition to American Legion Post Number 21 Frederick County, Virginia Dear Gentlemen: We have completed our review of the site plan (Drawing number 3098) submitted for the addition to the American Legion Post Number 21 located on Route 7 East. As a result of this review, we offer the following comments: 1. Differentiate between existing and proposed structures, utilities, contours, etc. using a legend or other means. 2. After consulting with the Planning Department, we understand that the rectangular box shown in the vicinity of the septic tank represents the proposed additionn. Indicate a proposed finished floor elevation. Also, show the proposed exterior finished grades. 3. We understand that the existing septic system will be abandoned in favor of hookup to available sanitary sewer. The proposed sewer design and the location of the available sewer should be shown on the site plan with proposed and existing invert elevations. 4. Indicate the requirements for abandoning the existing septic system especially the septic tank and sewer line located within the building area. 5. Provide stormwater calculations to verify the adequacy of the off -site drainage structure and piping shown on the adjacent property owned by Carlyle and Anderson Tractor. On -site stormwater management will not be required if the increase in stormwater runoff created by the addition is less than one cfs. 6. Indicate the erosion and sediment control requirements for the projects.
