SITE PLAN CHECKLIST The checklist below indicates all the information that needs to be submitted as part of the site plan application. All required information must be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. If any portion is not included or complete, the site plan application will not be accepted and returned to the applicant(s). Site Plan Package 1. Fort Collier hereby grants and conveys to Arcadia an easement fifty feet in width over the Fort Collier Property and along its boundary with the Arcadia Property, the location of said easement being more fully described as Easement "A" on that certain plat of H. Bruce Edens, certified land surveyor, dated , 1996, which plat is attached as Exhibit A hereto and incorporated herein. The easement is granted for purposes as described below. 2. Arcadia grants to Fort Collier an easement fifty feet in width, over the Arcadia Property, and along its boundary with the Fort Collier property, such easement being more fully described as Easement "B" on Exhibit A hereto. This easement is granted for purposes as described below. 3. The purpose of both easements herein created is to create a zoning district buffer as that term is used in Section 165-37 of the Zoning Ordinance. In addition to granting the easements above r the parties undertake as follows: a. Fort Collier agrees to provide, construct, plant, and maintain on Easement A, at its sole expense, all such berms, plantings and other improvements as may be required on Easement "A" for the creation of such a buffer., b. Arcadia agrees to maintain on Easement B, at its sole expense, all such existing vegetation as may be required on Easement B to achieve the function of a full screen as those terms a_e used and understood i'_: Sect' --n 1r5 '?.7 of the Zoning Ordinance. 4. Should the Zoning Ordinance, or the zoning of either parcel, change so that a common shared buffer becomes unnecessary, or so that the burden thereof may be reduced without harm to either owner, the parties agree in good faith to meet and consider a modification agreement for that purpose. 5. The obligations contained herein shall be binding on Fort Collier and Arcadia, their successors and assigns. The burdens herein created shall run with each parcel, for the benefit of the other parcel, in perpetuity. Arcadia represents that nothing in the corporate documents of Arcadia requires shareholder or other approval of this transaction. Fort Collier represents that nothing in the organizational documents of Fort Collier requires membership or other approval of this transaction. The following comments need to be addressed during the revision of this site plan: 1) Please revise the owner information to provide the correct zip code. 2) Please provide the name, address, and telephone number for the developer. 3) Please provide a signature and date on the Land Surveyor Seal. 4) Please include a note under the Approval Block that states: Site Plan Valid For Five (5) Years From Date Of Approval. 5) Please revise the Vicinity Map as specified on the marked -up site plan. 6) Please provide the zoning for this property. 7) Please verify the adjoining property data. Our tax maps indicate that parcel 54-A-89, owned by Dellitt E. Lockhart, is also an adjoining property. I have marked -up the site plan to indicate the approximate location of this boundary line. If this is incorrect, please provide our department with a copy of the survey to enable our mapping department to update the County's GIS database. 8) The total site area under General Notes is confusing. The County tax records indicate that parcel 54-A-36A is 120.32 acres. The information needs to specify that parcel 54-A-36A is comprised of several parcels that comprise 120.32 acres and that this portion of 54-A-36A is 10.946 acres. 9) Please provide the location of the required setback lines for the side and rear property boundaries. 10) Please provide the height of the proposed shell building and the proposed office building. 11) Please provide the proposed use for the area that will be utilized for industrial and for the area that will be office. 12) Please provide the Floor to Area Ratio calculations for this property. 13) Please provide the posted speed limit for Brooke Road. 14) Please provide the size of the gas line and the sewer line. 15) Please provide the calculations for the required loading spaces. All required measures shall be provided during the development of Phase II of this project." Please revise your site plan to reflect the comments specified in this letter and resubmit one copy for my review. The common shared buffer and screening easement shall include all components of a full screen which shall be clearly indicated on a site design plan. A legal agreement signed by all appropriate property owners shall be provided to the Department of Planning and Development and shall be maintained with the approved site design plan. This agreement shall describe the location of the required buffer within each property, the number and type of the plantings to be provided, and a statement regarding the maintenance responsibility for this easement.
