The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is
complete. If any portion is not included or complete, the site plan application will not be accepted
and returned to the applicant(s).

the proposed building addition, site plan #016-96. This site plan involves the construction of a 6,250
square foot addition to the existing 41,920 square foot building.
Attached are two copies of the approved plan. This will enable you to provide your contractor with
an approved copy, and maintain a copy for your records. Please have the contractor contact this office
to schedule an on -site inspection once all improvements are complete.

RE: Preliminary Site Plan Review -- Dawson Investments Building Expansion
I have had an opportunity to review the above referenced site plan. The following comments will
need to be addressed in order for this office to proceed with administrative approval of this site
plan. Please:
1) Provide the Property Identification Numbers (PIN) for the subject property, in
addition to the adjoining properties. Also include the use and zoning for all
adjacent properties.
2) Provide the location and dimensions of all required setbacks and yard areas.
3) Clarify the location of the sidewalks.
4) Note that no signs have been proposed on the site plan. If any signs are proposed,
they should be indicated on this site plan.
5) Note that no outdoor lighting fixtures are proposed on the site plan. If any
outdoor lighting fixtures are proposed, the site plan should reflect their location.
6) Provide the location for outdoor trash receptacles and dimensions of the structure
required to enclose the receptacles. Also provide detailed drawings of the
enclosure structures, and the latched gate system. The reviewed site plan indicates
the location of dumpster pads; enclosure of the dumpster and trash receptacles is
necessary to maintain debris control.
7) Provide the ground floor area and total floor area of all buildings with FAR
calculations.
8) Provide the name and route number of existing streets adjacent to the site. Include
the posted speed limits for these streets.
9) Provide the location and dimensions of all proposed and existing entrances from
public right-of-ways.
10) Indicate the location of all utilities, including sewer and water lines with size of
lines, mains, and laterals.
11) Provide the location and width of all easements, including access, utility, and
drainage easements.
12) Provide the location and nature of fire lanes, fire hydrants, and all other facilities
necessary to meet Fire Code requirements.
13) Provide calculations describing the required number of parking and loading spaces.
The parking space calculations are base on 3 spaces per 4 employees. The loading

space requirement is based on one space for each 40,000 square feet of floor area.
The location of parking and loading spaces should not conflict with driveway
lanes.
14) State the paved surface materials to be used and parking space demarcation. As
required by the Zoning Ordinance, the driving lanes and parking spaces should be
paved surfaces. Additionally, curb and gutter are also required on the site. Please
include a statement addressing the use of these materials.
15) Provide the contour lines for all disturbed areas.
16) Provide a landscaping plan describing location and types of plants to be used.
17) Clarify the total acreage for the site. The submitted site plan indicates total site
acreages of 11 and 15 acres. Please correct this discrepancy.
The site plan should show all existing and proposed conditions on the site. This includes existing
buildings, parking spaces, and driving lanes; dimensions for each should be included. As
discussed during the TRC meeting in December, access to this site and existing conditions are
important elements when proposing site improvements.
Please revise your site plan to address these comments, and the comments provided to you by the
review agencies. You will also need to provide this office with the completed comment sheets
from all required review agencies.
The site plan application and the review fee must be submitted to this office prior to further site
plan consideration. The review fee for this site plan is $1,150.00 ($1,000 plus $100.00/acre). The
plan indicated a disturbed area of 1.5 acres; the review fee will be based on this disturbed acreage.
Once all comments have been addressed, please resubmit one copy of the revised site plan to this
department for final review. If the revised site plan satisfies all agency comments, we will request
five copies of the final site plan, with the signed Professional Seal, and recommend the site plan
for approval.
