The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is
complete. If any portion is not included or complete, the site plan application will not be accepted
and returned to the applicant(s).
Site Plan Package
1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

maintenance of one commercial entrance at the referenced location.
Please ensure a copy of the approved permit assembly is kept at the job site whenever working
within the Route 632 right-of-way. I would also like to remind you of the need to erect and
maintain proper traffic control in accordance with our Virginia Work Area Protection Manual.
Please give Mr. Steve Melnikoff a call at (540) 722-3460 at least 48 hours in advance of the start
of construction to arrange for any necessary inspections.

Dear Mr. Cole:
The Frederick County Planning Department administratively approved Site Plan # 015-96 for
C.E.D. Enterprises, Inc. on May 30, 1996. The approved site plan calls for the construction of an
addition to the existing office building that will be 560 square feet, a new manufacturing addition
that will be 3,000 square feet, a new laboratory that will be 240 square feet, a new kiln, three new
silos and a new storage tank which will not exceed 40 feet in height, the delineation of the
existing parking area with wheel stops, the provision of a van accessible disabled parking space
with appropriate signage, the creation of two sediment traps, and all appropriate erosion and
sedimentation control measures.
I have provided you with three copies of the approved site development plan. Please ensure that
approved copies are distributed to the appropriate persons. It is my understanding that the
proposed improvements will be developed in phases. Please contact our department to schedule
an on -site inspection when the improvements for each phase are complete. Please contact me if I
may answer any questions regarding this letter.

RE: Preliminary, Review of C.E.D. Enterprises, Inc. Site Development Plan
Dear Bruce:
I have had the opportunity to review the above referenced site plan received by our department on
March 27, 1996. The following comments need to be addressed during the revision of this site plan:
1) Please verify the owner/developer information. If the developer is the local office, then that
information should be separate from the owner.
2) Please provide a signature and date on the Land Surveyor Seal.
/3) Please include a note under the Approval Block that states: Site Plan Valid For Five (5) Years
From Date Of Approval.
4) Please revise the Vicinity Map as specified on the marked -up site plan.
5) Please revise the setback information under General Notes #4 to state 100 feet for the side
and rear yards. The location of these setback lines, as well as the 75 feet front setback line
need to be included on the site plan. A narrative needs to be provided stating that the
proposed office addition will not encroach on the front property line any closer than the
existing office facility. A narrative will also need to be included on the plan that reflects the
Planning Commission action on May 1, 1996 if the reduced setback is granted.
6) Please provide the location of any sidewalk or pedestrian walkway. A narrative will suffice
if none are proposed.
7) Please provide the specifications for the outdoor lighting fixtures.
v 8) Please provide the location, height and dimension of all proposed signs. A narrative will
suffice if none are proposed.
1/9) Please provide the location of any proposed outdoor storage area. A narrative will suffice
none are proposed.
k/10) Please provide the location of any proposed outdoor trash receptacle. A narrative will suffice
if none are proposed.
11) Please provide any utility or drainage easement on this site. A narrative will suffice if none
are proposed.
12) Please identify the areas on site that are drainage ways. Also identify the area under the
bridge. Is that part of Back Creek or a drainage way as well?
