The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is
complete. If any portion is not included or complete, the site plan application will not be accepted
and returned to the applicant(s).
Site Plan Package
One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

This letter is to inform you that the Frederick County Planning Department administratively approved
site plan #013-96. This site plan involves the construction of 3,645 square foot and 4,895 square
foot additions to the existing buildings (square footagefor the site will total 56,040), parking lot
stripping, 3 dumpster sites with enclosure fences, and landscaping that includes 27 trees.
A.itaclied are two copies of the approved plan. This will enable you to provide your contractor with
an approved copy, and maintain a copy for your records. Please have the contractor contact this office
Lo schedule an on -site inspection once all improvements are complete. Please note that all
improvements that are reflected on this approved site plan must be completed prior to the issuance of
a Certificate of Occupancy.

RE: Preliminary Site Plan Review -- Toan and Associates/Noland Project, Amendment
Dear Keith:
I have had an opportunity to review the above referenced site plan. This site plan was submitted
to my office on March 14, 1996. The following comments will need to be addressed in order for
this office to proceed with administrative approval of this site plan. Please:
1) Correct the telephone number of property's owner. The area code should read .
"540". Also, please correct the owner's address to reflect that address in the
County's records: Toan and Associates, 360 McGhee Road.
2) Provide the correct Property Identification Numbers (PIN) for primary property
and all adjoining properties. Also include the use and zoning for all adjacent
properties.
3) Provide the location, height, and dimensions of all proposed freestanding and
wall mounted signs.
4) Provide the location, height, and specifications of all existing and proposed
outdoor lighting fixtures.
5) Provide the fence detail that is necessary to enclosed the proposed dumpster.
6) Provide the height of all buildings and structures.
7) . Update the Floor Area schedule to include all proposed buildings.
.8) Modify'the Trees schedule to include a statement concerning the caliber of the
trees. All trees should have calibers of 2 to 2.5 inches, as per your discussion
with Evan Wyatt on March 29, 1996.
9) Clarify the proposed treatment of the paved area adjacent to the proposed 3,645
square foot addition. Should this area be stripped for parking?
10) Clarify that all handicapped parking spaces comply with ADA requirements.
I have enclosed a red -inked copy of the site plan to accompany the above comments.
Additionally, the site plan should show all existing and proposed conditions on the site.

Please revise your site plan to address these comments, and the comments provided to you by the
review agencies. You will need to provide this office with the completed comment sheets from all
required review agencies.
Once all comments have been addressed, please resubmit one copy of the revised site plan to this
department for final review. If the revised site plan satisfies all agency comments, we will
request five copies of the final site plan, with the signed Professional Seal, and recommend the
site plan for approval.
