We have just recently issued a land use permit to Buckley-Lages, Inc. to cover the construction of the commercial entrance to adjacent Lot #4. If the owner of the lots and Buckley-Lages, Inc. is in agreement, the existing land use permit could be revised to include the entrance modifications for Lot #2. Chemical, Aerocenter Lot Number Two Frederick County, Virginia Dear Ron: We have completed our review of the subject site plan and offer the following comments: 1. Design Calculations - Culvert Design Summary: Under the q (ten) cfs heading for the proposed 23 x 14 RCEP, the actual design flow should be 9.96 cfs rather than 9.58 cfs. 2. Refer to the Erosion and Sediment Control Narrative, Paragraph 3.0 Stormwater Management: This paragraph refers to an existing 18 inch RCP which was checked and found to be adequate. The exact location of this 18 inch pipe is not readily evident on the site plan. Please clarify. 3. Sheet 2 of 3: Revise the legend to include the drainage area delineation. 4. Sheet 2 of 3: It is suggested that rip -rap check dams be used in the proposed drainage way in lieu of the proposed silt fence. Rip -rap berms should be utilized for inlet protection rather than the silt fence detail shown on Sheet 3 of 3. 107 North Kent Street Winchester, Virginia 22601 B. I. Chemical Page 2 April 22, 1996 5. Sheet 2 of 3: Verify the existing contours adjacent to the inlet of the existing 15 inch RCP. It appears that the storm flows will bypass the pipe inlet and drain towards the intersection. 6. Sheet 2 of 3: Refer to the cross -hatched area adjacent to the dumpster enclosure. The note associated with this area indicates that this is a striped fire lane. However, the specified pavement is gravel. It is suggested that rigid pavement be placed in this area to accommodate striping. 7. Sheet 2 of 3: Inform the site work contractor that we will expect a wash rack with the construction entrance as indicated on Sheet 3 of 3. Please contact me if you have any questions regarding the above comments. Sincerely, Harvey E. rawsnyder, Jr., P.E. Airspace and navigational aids around the airport may limit the height and use type of the development. Prior to final acceptance of any development, the developer shall submit a plan based on one of the following: If the development is only in the subdivision phase, a plan showing the building restriction lines, and FAR Part 77 surfaces. If the development includes proposed construction, a plan showing the building foot print(s), maximum building heights (to include any antennas or other roof mounted fixtures), heights of the building at each corner, and Federal Aviation Regulation (FAR) Part 77 surface contours which cover the project site. Prior to the start of construction, the Federal Aviation Administration also requires the submittal of FAA Form 7460. Review of this form by FAA can take up to 60 days. However, we need to know the top of the tanks and also the elevation and location of any antennas, microwave dishes, or any other object that will be located on the roof. - Also, they should provide data on any trees the may plant -- locate and type. The Part 77 surfaces sketched on the plan are approximate with the information available. They should be within one or two feet of actual. Although there doesn't appear to be a problem, they should still file a 7460 in accordance with AC 70-7460. A 7460 submittal is triggered by the criteria I outline on the attached sheet and not the 7:1 surfaces. Give me a call if you have any questions. ' Di -LTA Aiizi>oiu, CONSULTANTS. INC.
