The approved site plan calls for the construction of an addition to the existing school facility that will be 16,500 square feet, the creation of a new asphalt parking lot that will contain curb and gutter, 22 regular parking spaces, and one disabled van accessible parking space with a ramp and appropriate signage, the construction of new concrete sidewalks that will provide access from the new parking lot throughout the new building addition, the relocation of an existing eight inch water line, the installation of a new fire hydrant and a new fire lane, the planting of evergreen and deciduous trees along the western property boundary line and around the perimeter of the new parking lot, the reconstruction of the existing entrances to this site, and all appropriate erosion and sedimentation control measures. I have provided you with two copies of the approved site plan. Please provide a copy to the contractor to utilize on -site and maintain a copy for your records. The following information needs to be provided to my attention in order to recommend final approval of this site plan: 1) . Outstanding comments from my review letter dated March 22. 1996. I received a copy of sheet C4 and sheet L1 from younfirm on May 13, 1996..Comment numbers 1, 2, and 5 from the March 22, 1996 letter need to be provided on Sheet C4. The number of parking spaces described under Note 6 on Sheet C4 needs to be revised to read 81 instead of 84. Sheet L1 provides a landscaping plan for this project. A minimum of five trees needs to be provided to meet the perimeter parking space requirement. I would suggest that a pear tree be planted in the raised island in lieu of the butterfly bush, and that another pear tree be provided along the south side of the parking lot. I would also recommend that Aristocrat Callery Pear trees be substituted for the Bradford Pear. The Aristocrat has a better survival rate in this area. At this time,.I have only received approval from the Fire Marshal. Currently, Senseny Road Elementary School has a total of 58 parking spaces. As a part of this renovation and construction project, 23 new parking spaces are being added. Following a thorough examination of parking requirements at other county elementary schools, we feel confident the additional parking spaces for Senseny Road Elementary School will be more than adequate to meet our current and future needs. One item that is needed is the addition of a compacted fire lane to the rear of the building, off of the parking lot. To get a fire lane in that area, some play ground equipment may have to be relocated. It is extremely important that we have a 20' compacted fire lane to the rear of the building, within 200' of any exit from the building. The existing fire lane gives us this, but the addition, to the west of the existing structure, will no longer allow a fire lane to that side. The requested fire lane could follow the 20' sanitation easement, shown on the plan, but must be capable of supporting a 36,000 lb. vehicle. Please show this change on page C-4, and return two copies of that page for fire lane approval. Care should be taken when the existing hydrant is re -located, to ensure adequate access, with the steamer facing the parking lot lane. Most issues of safety associated with this project were discussed at the pre -construction meeting. I would like to emphasize the importance of stopping all vehicle activity on the site, at the time of and during fire drills. This can be coordinated with the construction superintendent on site.
