The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is
complete. If any portion is not included or complete, the site plan application will not be accepted
and returned to the applicant(s).

1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

This letter is to inform you that the Frederick County Planning Department administratively approved
site plan #009-96 for an addition to the McElroy Metals facility in the Stonewall Industrial Park on
March 27, 1996. This site plan involves the construction of a 5,973 square foot addition, 2 handicap
accessible parking spaces, and a dumpster pad and enclosure fence.
Attached are two copies of -the approved plan. This will enable you to maintain a copy for your
records, and provide a copy to the contractor. Please have the contractor contact this office to
schedule an on -site inspection once all improvements are complete.

RE: Preliminary Site Plan Review of McElroy Metal Inc. Addition
Dear Keith:
I have reviewed the revised site plan for the McElroy Metal Inc. metal fabrication addition. The
following comments will need to be addressed prior to final approval of this site plan. Please:
1) Provide the location of all outdoor storage. The submitted site plan contains a
statement "No outdoor storage proposed". This may be an invalid statement as there is
presently extensive outdoor storage on this site.
2) Provide the calculations used to determine the required parking spaces. This
calculation should include the number of employees in addition to the number of parking
spaces required for the office portion of the building. During my recent visit to the
property, I observed two vehicles parked on the grass. Please clarify that adequate
parking is available. Dimensions for length and width of the parking spaces should
also be provided.
3) Address ADA requirements as they pertain to the parking spaces.
4) Provide the dimensions and use of the portion of the building fronting on McGhee Road.
5) Clarify the location of the dumpster enclosure fencing. Will the fence enclose the
entire concrete pad, or only the dumpster?
Presently there is minimal landscaping on this site. As you are aware, the use of trees and shrubs,
both deciduous and evergreen, is encouraged by Frederick County. I encourage you to exercise sound
site planning practices and include landscaping along McGree Road and Tyson Drive. These plantings

will provide an aesthetically pleasant working environment in addition bringing the site into
compliance with the Frederick County Zoning Ordinance landscaping requirements of 1996.
Once approved, this site plan will be the most recent plan on file for this site. Please include the
all information from previously approved site plans so that any future revisions and/or inquiries do
not require unnecessary research.
Please revise your site plan to address these comments, and the comments provided to you by the review
agencies. You will also need to provide this office with the completed comment sheets from all
required review agencies. Once all comments have been addressed, please resubmit one copy of the
revised site plan to this department for final review. If the revised site plan satisfies all agency
comments, we will request five copies of the final site plan and recommend the site plan for approval.
