SITE PLAN CHECKLIST
The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is
complete. If any portion is not included or complete, the site plan application will not be accepted
and returned to the applicant(s).
Site Plan Package
1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies

The Frederick County Planning Department administratively approved Site Plan #008-96 for the
above -referenced project on March 12, 1996. This site plan meets all County requirements for a
change of use to a fast food restaurant and service station operation.
I have provided Keith Burr, Greenway Inc., with three copies of the approved site plan. Two of these
copies are for you. This will allow you to maintain an approved copy on the construction site and
maintain an approved copy for your files. Please contact this office to schedule an on -site inspection
once the site development has been completed.

RE: Review of H.N. Funkhouser & Co. Site Development Plan.
Dear Keith:
I have had the opportunity to review the above referenced site plan resubmitted to our department
on March 4, 1996. The following are comments that need to be addressed during the revision of
this site plan:
1) Please ensure that the signature and date on the surveyor's certificate is included on the
final site plan.
2) Please increase the proposed square footage for each usage area of the building. This
must be included in the parking summary in order to determine the correct parking
calculations. The subtraction of the cooler/storage areas and the bathroom areas from the
total square footage of the entire building should result in 31 spaces being required.
3) Please indicate the size of the existing water and sewer laterals shown on the site plan.
4) Please increase the length of the two parking spaces located in the top left corner of the
site to 20 feet. This will give you the correct square footage for these parking spaces.
(180' minimum).
5) Please show the correct location and dimensions of all disabled parking spaces and
ramps. Disabled spaces must be 12 feet in width unless you use the universal concept
with central unloading area and ramp. This is consistent with A.D.A. and John Trenary's
requirements.
Please revise your site plan to reflect the comments specified in this letter and resubmit one copy
for my review. Once I have verified the information contained on the revised site plan, I will
need all approved review agency comment sheets and five copies of the final site plan for

I have had the opportunity to review the above referenced site plan received by our department
on February 12, 1996. The following are comments that need to be addressed during the revision
of this site plan:

must be included in order to determine the correct parking calculations. The elimination
of the cooler/storage areas and the bathroom areas from the calculations will be taken in
to consideration.
5) Please indicate the size of the existing water and sewer laterals shown on the site plan.
6) The location and nature of all facilities necessary to meet Fire Code requirements shall be
approved by the Fire Marshall
J) Please revise the parking space calculations to show the parking required for each use
area. This should correlate with the usage area calculations determined from comment

l�) Please show the correct location and dimensions of all driveways and drive -through lanes.
All aisle requirements must be met and you must provide for the correct size of parking

Please recalculate the parking lot perimeter. According to planning staff calculations one
additional tree is required. The total number of trees provided should match the amount
shown on the plan.
