All required information must.be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. Clifford & Associates on behalf of the property owners. Two copies of the revised site plan are attached to this memorandum. The only difference from the original plan is an increase of 700 square feet to building #1. The increase in size of the building does not require any additional parking spaces. Price On 21 May 1999, the County approved a Site Development Plan for mixed uses at Route 1322 Ft. Collier Road. We have been asked to revise that plan to increase the warehouse capacity in Phase 1 by 700 sq. ft. We've made that change and also updated the parking calculation. As the total warehouse area continues to require 28 spaces, no additional parking is needed. I've enclosed 5 copies of the new sheet 2. This site plan, for the construction of an additional 27,300 square feet of warehouse space and 12,600 square feet of office space in six phases, meets all County requirements for development within the M1 (Light Industrial) Zoning District. The site plan also calls for the provision of 102 parking spaces and parking lot landscaping, and the completion of Phase 1 and Phase 2 concurrently. No occupancy to buildings 1 and 2 shall be issued prior to the completion of all site improvements identified in Phases 1 and 2. I have provided you with several copies of the approved site plan. Please forward two copies to the owner and advise them to keep an approved copy for their files and maintain an approved copy on the construction site. The following comments should be addressed during the revision of this site plan. I have also marked the enclosed plan for your use. 1) Please correct the location of the concrete walkway as previously noted on the marked plan resubmitted during the initial review. 2) Please eliminate the temporary wheel stop notes included in the plan. All of these notes should be revised to reflect the provision of CG-6. 3) With regards to the phasing, please include the following notes on sheets 2 and 6A: * Phases 1 & 2 to be developed concurrently. * No occupancy for buildings one and two shall be issued prior to the completion of all site improvements identified in Phases 1 & 2. Alternately, you may wish to include all of these improvements as Phase 1 and rename the following phases accordingly. 4) Please increase the number of interior trees required to eleven and provide the same number. The interior trees appear to have been omitted from the planting schedule. Please revise the total number accordingly. As noted during an earlier Technical Review Committee review of this site, a 70' minimum driveway spacing requirement exists along Fort Collier Road as this road is considered a minor collector. Please revise the location of the second entrance shown on the plan accordingly. You may wish to consider a shared entrance easement with the existing access driveway serving the industrial facilities to the south of this property. 6) / The parking calculations for warehousing is based on the number of employees. In addition, please ensure that all driveways are a minimum of 24 feet in width. The loading area to the rear of building number five should be revised as there is insufficient space to accommodate loading spaces and turning radius. 9) Please identify the parking lot perimeter distance used in the perimeter landscaping calculations and try again. It would appear as though the number of perimeter plantings should be increased. In addition, please provide the required three-foot evergreen hedgerow adjacent to the road right- of-way. 10) Finally, and probably most significantly, please clarify the phasing of this development, in particular, with regards to the number of parking spaces for each phase, location of phased parking areas, limits of paving and curbing with each phase, landscaping with each phase, and phased elimination of existing conditions. Additionally, please be aware that while resembling a flex -tech development, the proposed development falls short of many of the flex -tech requirements. This may be an issue should the developer have any intentions of considering a flexible flex -tech environment in the future. After you have revised the site plan, please resubmit one copy so that I may verify the information contained on the plan.
