The checklist below indicates all the information�-that needs to be submitted as part of the site plan
application. All required information must -be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is complete.
If any portion is not included or complete, the site plan application will not be accepted and returned
to the applicant(s).
Site Plan Package
1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

Frederick County Engineer (Public Works)

Dear John:
The Frederick County Planning Department administratively approved the above referenced site plan,
9070-98, on March 8, 1999. This site plan, for the development of a 4,000-square-foot addition to the
existing storage and repair facility, meets all County requirements for development within the B3
(Industrial Transition) Zoning District. The site plan also calls for the provision of modified screening
of outdoor storage adjacent to the Winchester & Western Railroad right-of-way.
I have provided you with three copies of the approved site plan. Please forward two approved copies
to the property owner and advise them to keep an approved copy for their files and maintain an
approved copy on the construction site. Once the site development has been completed, the owner
should contact this office to schedule an on -site inspection. Upon the satisfactory completion of all site
improvements, a Certificate of Occupancy may be issued for the building.

Dear John:
I have had the opportunity to review the above referenced site plan submitted to our department. The
following comments are offered and should be addressed during the revision of this site plan. I have also
marked the enclosed plan for your use.
1) Please revise the setback information to show the 50' front yard setback adjacent to the Interstate 81
right-of-way.
2) Please include the landscaped area calculations in the site data information. The landscaped area
requirement for B3 developments is 25 percent.
3) Please clarify your intentions with regards to the area proposed for vehicle parking. As you are aware,
vehicle parking in the B3 zoning district requires pavement and curb and gutter. Outdoor storage,
including that of vehicles, is required to be screened.
4) Frederick County still holds a significant bond for the construction of Mercedes Court. It would
appear as though Mercedes Court is in a position to be taken into the State system. In conjunction
with this project, Mr. Nelson and Mr. Negley should contact Mr. Steve Melnikoff of VDOT to
initiate the incorporation of Mercedes Court into the State system. Mr. Melnikoff can be reached at
(540) 984-5611.
After you have revised the site plan, please resubmit one copy so that I may verify the information contained
on the plan. I will then need all approved review agency comment sheets and five copies of the final site plan
for approval. Comment sheets are required from the following agencies: the Virginia Department of
Transportation, the Frederick County Inspections Department, the Frederick County Engineer, and the
Frederick County Fire Marshal.
