All required information must be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. If any portion is not included or complete, the site plan application will not be accepted and returned to the applicant(s). Site Plan Package 1. The site plan meets all requirements for development in the B2 Zoning District. Currently, there are no adverse comments by any of the required review agencies; however, any future comments by these agencies should be addressed promptly. Below is a list of the primary improvements of this development: • Construction of three freezer pads. • Proposed dumpster and wood fence enclosure. • Construction of two parking areas and one truck delivery area with a total of 23 parking spaces and two loading spaces. • A landscape plan including the planting of 27 trees and three evergreen hedgerows. I am providing you with four copies of the approved site plan. Please forward these to the appropriate representatives. Furthermore, please advise the owner that a copy should be kept for future reference and an approved copy must be kept on the construction site throughout the development process. Once site development is complete, the owner should contact this office to schedule an on -site inspection. This is required prior to the issuance of an occupancy permit by the Department of Building Inspections. Based on our review we have the following comments: 1. The water meter is shown to be located within the pavement area. The meter box cover will need to be replaced with a heavy duty lid as approved by the City of Winchester. 2. The proposed storm sewer and structures need to be relocated so that they are at least 10 feet from the existing 30-inch water transmission main. 3. The proposed sanitary sewer force main appears to be closer than the 10 foot separation distance that is required by Virginia State regulations. Please revise the location to allow 10 feet of separation, and clearly note the required separation on the Drawings. 4. A separation distance of 10 feet should be allowed between the water service line and the sanitary sewer lateral.
