The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted priorto the final approval of any site plan. The
Department of Planning and Development will review the application to ensure that it is complete. If
any portion is not included or complete, the site plan application will not be accepted and returned to
the applicant(s).
Site Plan Package
1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

Dear Mr. Artz:
The Frederick County Department of Planning and Development administratively approved the above -referenced
plan on March 18, 2002. The site plan is approved for the construction of two additional self -storage warehouse
buildings at the above -referenced property. The improvements required for the construction of the two new
buildings are as follows:
• Installation of the required evergreen screen and all other landscaping shown on the plan.
• Construction of,a handicap accessible parking space and all associated improvements.
• Installation of a concrete wheel stop for all parking spaces.
VDOT required improvements to the commercial entrance of the site.
I am providing you with three copies of the approved site plan. Please forward these copies to the appropriate
representative. Furthermore, advise the owner that a copy should be kept for future reference, and an approved
copy must be kept on the construction site throughout the development process. Once site development is
complete, the owner should contact this office to schedule an on -site inspection.

Dear Mr. Artz:
After reviewing the revised site plan for Ellis Self -Storage, I have prepared a list of comments. Please prepare a
revised site plan for my review which adequately addresses each comment listed below:
1) Required Setbacks. You have incorrectly labeled and depicted the required setbacks on the site plan. On
Page 1 of 2, you have stated that the required setbacks are 35 fed from the front and 15 feet from the sides
and rear. Then on Page 2 of 2, you specifically labeled the setback line as 28 feet. Neither of these
setbacks is correct. The required setback should be 75 feet, because it is zoned M1. Please make the
necessary corrections.
2) Concrete Wheel Stops. Please provide concrete wheel stops at the end of each proposed parking space
on die property.
3) Tree Height at Planting. Please eliminate die information on the site plan which indicates that each tree
will be at least six feet tall at the time of planting. While this height is certainly appropriate, it is my
understanding that a height of four feet at die time of planting has already been agreed upon. Please adjust
if necessary.
After you have revised the site plan, please resubmit one copy so that I may verify the information contained on
the plan. I will need all approved review agency comment sheets and at least five copies of die final plan for final
adrnninistrative approval. Comment sheets are required from die following agencies: Frederick County Inspections
Department; Frederick County Engineer; Frederick County Fire Marshal; and the Virginia Department of
Transportation. Please do not hesitate to contact me, if you have any questions or concerns regarding this letter.

1. Traffic volume of existing intersecting roads, Route 664 and ROLItc 761, are needed.
2. VDOT Standard for CG-I I should be shown.
3. Existing culvert and entrance north of proposed entrance should be removed.
4. Entrance area to be overlain with a minimum 1 %" ofSM-12.5A asphalt.
Please address the above comments and advise the owner of our approval. Also please provide seven (7)
sets of approved construction plans with signed seal for VDOT distribution.
The appropriate land use permit may now be applied for to cover work within the Route 664 right-of-
way. The permit is issued by this office and will require a I111111111U111 processing fee, surety bond
coverage, and the salary & expenses of a State assigned Inspector. A copy of any/all recorded plats of
dedication for drainage easements or additional right-of-way required for implementation of this proposed
project should be provided to VDOT prior to issuance of any land use permits. Dedication should be
made to the Commonwealth of Virginia.
Once satisfactory application has been made, a permit will normally take approximately thirty days to
