The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted priorto the final approval of any site plan. The
Department of Planning and Development will review the application to ensure that it is complete. If
any portion is not included or complete, the site plan application will not be accepted and returned to
the applicant(s).

agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies

Dear Austin:
The Frederick County Department of Planning and Development administratively approved the above -
referenced plan on February 19, 2002. Site Plan #02-02 is approved for the development of two single family
dwellings at the above referenced -property. This plan is a revision of Site Plan 421-01, which was approved
for the developmentieveral duplex units. Currently, there are no adverse comments by any of the required
review agencies; however, any future continents by these agencies should be addressed promptly.
I am providing you with five copies of the approved site plan. Please forward these to the appropriate
representative. Furthermore, please advise the owner that a copy should be kept for future reference and an
approved copy must be kept on the construction site throughout the development process. Once site
development is complete, the owner should contact this office to schedule an on -site inspection. This on -site
inspection and approval is required prior to the issuance of an occupancy permit by the Department of Building
Inspections.

Dear Austin:
Thank you for your recent submission of the site development plan for the above -referenced project.
Before staff can consider final administrative approval of the site plan, all of the following comments
must be adequately addressed in a revised site plan.
Review Comments:
1) Other Site Plan Narrative. Please provide a narrative in the project information section,
which provides a statement to the effect that this site plan is for the development of two single
family homes only, and that site plan #21-01 should be referred to for the associated duplex
development.
2) MDP Reference. Please provide a reference to MDP #05-01 in the project information
section.
3) Magisterial District. The subject property is now in the Stonewall Magisterial District.
Please revise the plan, at all four locations where the magisterial district is shown, to reflect
this.
4) Species of Tree For Interior Residential Screen. Please provide the species of tree(s) that
will be used for the proposed interior residential screen. I recommend that you use at least
two different species of trees. Leyland Cypress with a few Blue Spruces for accent would
make an effective screen.
5) Underground Utilities. Please provide a statement on the site plan to the effect that all
utilities will be located underground.

Thank you for your recent submission of the site development plan for the above -referenced project.
Before staff can consider final administrative approval of the site plan, all ofthe following comments must

Review Comments:
1) Review Fee. Please pay the appropriate review fee and provide an application. All review
agencies need to review the plan and provide comments prior to final approval. The submission
may qualify as a minor site plan if the total square feet of the proposed buildings do not exceed
5,000 square feet. If this is the case, the review fee will be $500.
2) BOS Decision. Please note that the proposal depends on the Board of Supervisors approving the
requested waiver. If the waiver is approved by the BOS, you will need to provide a statement
on the site plan which references the Board's decision.
3) Landscape Screen Details. Please provide details for the landscape screen as provided on the
previous site plan. You replaced it with the proposed residential separation buffer details on the
new site plan. Both details are needed.
4) Land Area Calculations. Please confirm your land area (acreage) calculations. The acreage is
different than indicated on the previous site plan. The acreage and calculations should be based
on all of the property located within the County.
5) Woodland Calculations. Please recheck your woodland calculations, and change if necessary.

6) Open Space Calculations. Please correct the open space calculations. Calculations should be
provided for the entire parcel of land within the County. There is no change in these calculations
from the previous site plan.
7) Reference Revisions. Please reference all revisions to the site plan on pages 2 through 1 I .
8) Engineer's Seal. Please provide an up-to-date signature with the professional engineer's seal on
the final plan.
9) Building/Dwellin, Types. Please verify your proposed use information. If the two proposed
buildings will be single-family dwellings, you will need to show this on page one of the site plan.
Presently, the site plan says that there will be 23 duplexes.
After you have revised the site plan, please resubmit one copy so that I may verify the information
contained on the plan. I will need all approved review agency comment sheets and at least five copies
of the final plan for approval. Comment sheets are required from the following agencies:
