application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is complete.
If any portion is not Included or complete, the site plan application will not be accepted and returned

RE: Approval of the B.J. Sager Proposed Building Addition, Site Plan #43-00
Dear Mr. Smith:
The Frederick County Department of Planning and Development administratively approved the above
referenced site plan on October 31, 2000. There are three primary changes proposed to the B.J. Sager facility
in this site plan; these are as follows: 1) The construction of a 9,920 square foot building addition; 2) The
construction of a 4,000 square foot loading dock; and 3) The creation of a Storm Water Management Pond.
There are currently no adverse comments by any of the required review agencies, however, be aware that
you should address any future comment by these agencies promptly.
I have provided you with three copies of the approved site plan. Please forward these to the appropriate
division of B.J. Sager, Inc. and be advised that a copy should be kept for future reference. Also, be aware
that an approved copy must be kept on the construction site throughout the development process. Once site
development is complete, the owner should contact this office to schedule an on -site inspection.

Dear Mr. Smith:
Upon review, of the above -referenced site plan, the Department of Planning and Development is requiring that
you submit a revisal. Below you will find a list of issues that need to be addressed in the final site plan. To
assist vou. I have enclosed a numbered map which corresponds with these requests.
l . Please show where the existing bollards and cooling units will be relocated on this site plan.
2. Please elaborate on the specifications of the rear pavement, in both the rear of the proposed loading
dock and the rear of the primary structure by providing detail of the type of pavement.
3. Please provide the specifications of the proposed wall mounted lights, along with a statement to the
effect, "lighting shall be controlled to prevent glare beyond the property line."
d. Please provide a statement ensuring that the two illegal trailers will be removed from the site.
After vou have revised the site plan, please resubmit one copy so that I may verify the information contained
on the plan. I will then need all approved review agency comment sheets and five copies of the final site plan
for approval. Comment sheets arc required from the following agencies: the Inspections Department, the
Frederick County Engineer (Public Works), the Frederick County Fire Marshal, the Frederick County
Sanitation Authority, & the Virginia Department of Transportation.

We have received your revised site plan dated August 1, 2000 for the referenced project. It
appears all of our earlier review comments have been satisfactorily addressed. Please advise the
owner of our approval.
Due to the proximity of the existing entrance onto Route 1 1 at the railroad crossing creating
some unsafe conditions. VDOT recommends alternative access be considered:
a. Circling around the building and approaching Route 1 1 in a more direct line along the south
side of the site.
b. Consider relocating entrance to Route i l to the north to more nearly or to align with
signalized intersection at Routes 1 I & 652.
c. Consider access from east side of site via the Hood Property and industrial access road 4872.
It appears a safer location for access to Route 1 1 would be an alternate point.

Section 311, Use group S (Storage) of The BOCA National Building Code/1996.
Other code that applys is CABO A117.1-92 Accessible and Usable Buildings and
Facilities.
Please note the requirements in section table 503 for height and area limitations

of BOCA.
