application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is Complete.
If any portion is not Included or complete, the site plan application will not be accepted and returned

Dear Ron:
The Frederick County Department of Planning and Development administratively approved the above -
referenced site plan on September 19, 2000. This site plan, for the addition of two 4,000 square foot
warehouses, meets all County requirements for development within the M2 (Industrial General) Zoning
District. Existing parking will be utilized to accommodate the addition. Handicap parking has been
upgraded to meet ADA requirements. The travel aisles have been widened to the minimum 24' width.
An upgraded surface treatment of double prime and seal will be applied to the travel aisles and area
surrounding the new warehouses. No additional landscaping is required for the site improvement.
I have provided you with several copies of the approved site plan. Please forward these approved plans
to the owner and advise the owner to keep an approved copy for their files. Furthermore, the owner
should ensure that an approved copy is maintained on the construction site throughout the development
process. Once site development has been completed, the owner should contact this office to schedule
an on -site inspection.

this letter.

had the opportunity to review the above -referenced site plan submitted to our department on July
27, 2000. The following comments should be addressed and included in a revision of this site plan.
I have enclosed a mark-up plan for your use.
1.
Please note that C. & S. Steel and Fabricating should be identified with P.I.N. #44-A-12A.
2.
Please note that according to Section 165-27 of the Frederick County Zoning Ordinance, a
parking lot must be no closer than five feet to any property line. Therefore, the three spaces
at the right of the property line are not in conformance. Please note if these spaces are
existing or proposed.
3.
Please state the posted speed limit on Ebert Road.

Furthermore, please note that the minimum width for driveways is 24 feet. The expansion
and change of use may require updated paving standards consistent with the current

If applicable, please show the location and width of all easements associated with this site.
7.
Please confirm the accuracy of the parking calculations. It appears that the number of spaces
stated is 15, but actually there are 19 according to the site plan.

Please check the parking dimensions for the standard parking spaces. They do not appear to
be the required 180 square feet.

9. Please check the planting schedule with regard to the number of red maple trees. It is not
consistent with the project summary, table, or site plan. Please show the location of the
parking lot landscaping.
10. Please state the number of plantings and provide a planting schedule that reflects the plants
that are going to be used in the zoning separation buffer.
11. Please state the "residential' separation buffer as a "zoning" separation buffer.
12. During site inspection of this parcel, approximately six inoperable vehicles were observed.
Prior to issuance of a Certificate of Occupancy, all inoperable vehicles must be removed.
After you have revised the site plan, please resubmit one copy so that I may verify the information
contained on the plan. I will then need all approved review agency comment sheets and five copies
of the final site plan for approval. Comment sheets are required from the following agencies: the
Virginia Department of Transportation, the Frederick County Sanitation Authority, the Frederick
County Inspections Department, the Frederick County Engineer, and the Frederick County Fire
Marshal.

I have completed my review of the site plan dated July 18, 2000, for the proposed
warehouse additions and offer the following comments:
1. Provide a plan indicating the relative locations of drainage areas Al through D.
2. The existing drainage ditch appears to leave a relatively flat slope (less than 0.5
percent) which could lead to ponded water. This condition should be conveyed
to the owner.
Please remind the owner that general not EC-1 will be required prior to initiating the
site work. The proposed plan is approved as submitted.

We have received your revised site plan dated September 11, 2000 for the referenced
project. It appears all of our earlier review comments have been satisfactorily
addressed. Please advise the owner of our approval. Also please provide seven (7)
sets of approved construction plans with signed seal for VDOT distribution.
The appropriate land use permit may now be applied for to cover work within the Route
837 right-of-way. The permit is issued by this office and will require a minimum
processing fee, surety bond coverage, and the salary & expenses of a State assigned
Inspector. A copy of any/all recorded plats of dedication for drainage easements or
additional right-of-way required for implementation of this proposed project should be
provided to VDOT prior to issuance of any land use permits. Dedication should be made
to the Commonwealth of Virginia.
Once satisfactory application has been made, a permit will normally take approximately
thirty days to process and issue. Should you have any questions, do not hesitate to call.
