The Department of Planning and Development will review the application to ensure that it is complete.

Dear Mr. Bader:
The Frederick County Department of Planning and Development administratively approved the above
referenced site plan on November 3, 2000. The proposed development will include a 4.51-acre paved storage
area, that will be used to store finished goods of the Trex Company. The only proposed building included in
this site plan is a 400-square foot inventory control building. There are currently no adverse comments by any
of the required review agencies, however, be aware that you should address any future comment by these
agencies promptly.
I have provided you with five copies of the approved site plan. Please forward these to the appropriate division
of Trey Company, L.L.C., and be advised that a copy should be kept for future reference. Also, be aware that
an approved copy must be kept on the construction site throughout the development process. Once site
development is witiplete, the owner should contact this office to schedule an on -site inspection.

Dear Mr. Bader:
Upon review of the above -referenced site plan, the Department of Planning and Development is
requiring that you submit a revision. Below you will find a list of six issues that need to be addressed
in the final site plan. To assist you, I have enclosed a numbered map which corresponds with these
requests.
1. Please be sure to sign the professional engineer stamp on Page 1 of 6.
2. In regards to the proposed lighting, please provide a statement to the effect, "lighting shall
be controlled to prevent glare beyond the property line."
13. Please specify the number of employees that will work in this storage area and include the
required parking spaces, if needed. If parking is provided for at a different location, please
provide a statement explaining where the parking is located. If no employees are to work
specifically at this storage area, please provide a statement explaining this.
4. Please correct the parcel identification number. The correct number is 63-A-110. Also,
please note that Lots 110A and I 1 OC are to be consolidated.
5. Please delineate where the landscaping will be on the site plan, what type of landscaping is
used. Also, please provide a percentage calculation of the total landscaped area, preferably
in the project information section of the site plan.
6. Please draw and label the building restriction lines on the site plan.

7. Please be sure to include the revisal date on the final site plan.
After you have revised the site plan, please resubmit one copy so that I may verify the information
contained on the plan. I will then need all approved review agency comment sheets and five copies
of the final site plan for approval. Comment sheets are required from the following agencies: the
Inspections Department, the Frederick County Fire Marshal, the Frederick County Engineer (Public
Works), the City of Winchester, and the Frederick County Sanitation Department. A comment sheet
from the Virginia Department of Transportation has already been turned in. There were no negative
comments included in their review. '

Dear Claus:
A VDOT review has been completed on the site plan dated July 21, 2000 for the
referenced project.
We have no overall objection to the plan as we understand the use of the site
explained by you by telephone this date. You may consider this letter VDOT's
approval of the proposed plan. Please advise the owner of our approval.
As stated above, this approval is for the intended use as explained. Should the use
change in such a way that the proposed west access entrance onto "private" Capital
Drive becomes an access to Route 652 for long wheel base vehicles, the radii are
too close to existing edge of pavement on Route 652 and therefore could create
back up in the traffic lane. We would then ask the entrance at "private" Capital
Drive be resubmitted for further VDOT review.
